JOB DESCRIPTION: Contracts Manager
LOCATION: Colchester surrounding areas (travel required)
REPORTING TO: Senior Contracts Manager - Site
RESPONSIBLE FOR: Directly employed and subcontracted installers and Contracts/Site Supervisors

Job Role
The Contracts Manager is responsible for the day-to-day management and successful delivery of assigned contracts across energy efficiency measures and associated works.
The role will oversee directly employed and subcontracted installation teams, ensuring works are delivered safely, efficiently, within agreed programmes and in accordance with client specifications and relevant third-party accreditation standards.
Regular site visits will be required to monitor progress, quality and compliance, resolve issues and ensure works are completed to the required standard. The role will also involve managing client relationships, the supply chain, contract documentation and supporting contracts through to completion, handover and invoicing.
Key Responsibilities
- Manage contracts on a day-to-day basis, ensuring works are delivered safely, efficiently and in line with agreed programmes and specifications.
- Manage directly employed installers, subcontractors and Site/Contracts Supervisors, including workloads, diaries and performance.
- Carry out regular site visits to monitor progress, quality, health and safety and compliance.
- Ensure installations meet client specifications, manufacturer requirements and relevant third-party accreditation standards.
- Identify and manage defects, snagging and remedial works through to completion.
- Maintain regular communication with management regarding contract progress, resources, risks and site requirements.
- Manage site health and safety requirements and ensure relevant procedures are followed.
- Prepare and maintain project-specific Risk Assessments, Method Statements and COSHH Assessments.
- Manage customer and client complaints through to resolution, ensuring outcomes are appropriately recorded.
- Maintain accurate contract records, including site inspections, snagging, rectification and handover documentation.
- Procure materials, plant and subcontracted works in line with project requirements and programmes.
- Negotiate rates and terms with suppliers and subcontractors, obtaining senior management approval where required.
- Manage operative training requirements and ensure relevant qualifications and certifications remain current.
- Attend project, client and technical meetings as required.
- Build and maintain strong working relationships with clients, subcontractors, suppliers and other stakeholders.
- Manage variations and additional works, ensuring appropriate client authorisation is received and records are maintained.
- Identify opportunities for additional works within existing contracts where appropriate.
- Provide information required for O&M documentation, applications, valuations and invoicing.
- Review directly employed operative timesheets and subcontractor invoices before submission to Accounts.
- Ensure completed works are appropriately inspected, signed off and handed over to the client.
General Duties
- Attend departmental and internal meetings as required.
- Maintain accurate records of relevant client and customer correspondence.
- Work collaboratively with other departments to resolve operational issues and support contract delivery.
- Represent the company professionally when dealing with clients, customers, subcontractors, suppliers and members of the public.
- Undertake any other reasonable duties required to support the operational needs of the business.
Essential Criteria
- Previous contract management, site management or supervisory experience, preferably within insulation, retrofit, construction or renewables.
- Experience managing directly employed operatives and/or subcontractors.
- Experience working with clients and contractors.
- Good understanding of site health and safety requirements.
- Strong communication, organisation and relationship-building skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Strong problem-solving skills and a proactive approach.
- Good attention to detail and ability to maintain accurate records.
- Commercial awareness, including variations, subcontractor costs and invoicing.
- Commitment to ensuring installations are completed ‘Right First Time’.
- Full UK Driving Licence.

- SMSTS / SSSTS
- IOSH / NEBOSH
- Experience within insulation, retrofit or energy efficiency
- Knowledge of relevant industry accreditation and compliance requirements

Working Hours & Travel
The Contracts Manager will be based in colchester, working Monday to Friday, 9:00am–5:00pm.
Regular travel to sites and client locations will be required as part of the role. There may also occasionally be a requirement to work outside normal hours or attend training, conferences and meetings which may require an overnight stay.
