Contracts Manager – Key Tasks and Responsibilities
· Manage multiple projects to a high standard and in a timely manner – liaise with QS to gain a full understanding of project scope, programme and budgets in order to have control prior to commencement on site
· Attend pre-start meetings and post project review meetings
· Drive a culture of ‘right-first-time’ performance
· Complete weekly site audits – programme progress and H&S reports
· Identify customer requirements and communicate to site managers / supervisors and subcontractors – any change to specification which may have a financial implication must be reported to QS for costing
· Ensure site managers are briefed on the programme, understands and follows the programme and has all information available including management of labour and materials (ensuring all materials are ordered in a timely manner to avoid delays)
· Ensure projects meet building control requirements and other regulatory bodies as required
· Ensure a high level of service is delivered to the customer
· Ensure projects adhere to H&S policies and CDM 2015 and manage the risks – including asbestos reports and checking and approving RAMS and COSHH for each site ahead of start on site
· Adhere to project designs to ensure the project meets building control, planning, warrant and structural requirements – ensure general housekeeping standards are maintained at all times
· Write and implement risk assessments, method statements an programmes and distribute to relevant parties
· Ensure contractors and visitors and inducted to site, that inductions are signed and recorded – check all operative certificates and qualifications – carry out and document toolbox talks
· Oversee the management of subcontractor’s performance, programme, adherence, quality and value to ensure performance is to programme
· Carry out practical completion / pre snag audits – identify and communicate defects to relevant parties to drive quality completion prior to the hand over of projects
· Manage and control costs – understand project budgets and drive efficiencies e.g. hire of equipment ensuring it is fit for purpose and off hired in a timely manner
· Maintain regular, consistent, professional relationships at all times with clients, subcontractors and internal personnel
· Manage and report client satisfaction levels during and after each project
· Follow and comply with all policies and procedures of PJ Saunders Ltd which includes H&S procedures, ensuring personal safety and the safeguarding of the interests of all staff, visitors and subcontractors
· Keep abreast of changes to regulations and legislation and ensure that these are reflected in working practices and procedures
Qualifications:
SMSTS
CSCS Gold card
Valid UK Driving Licence
Experience:
At least 3 years’ experience as a site manager - carpentry back ground preferred
