The Role
We’re looking for a proactive and energetic Business Development Advisor to support growth within our Modular Department by developing and maintaining strong client relationships and generating qualified project opportunities for the sales pipeline.
This role focuses on building meaningful connections with key decision makers, understanding client needs, and opening conversations around modular solutions. You will identify prospective clients, engage stakeholders, and arrange high-quality meetings and introductions for the modular team.

Key Objectives
- Create a consistent flow of well-qualified opportunities and arrange meaningful meetings for the Modular sales team.
- Develop and follow a clear, structured approach to prospecting across target sectors, territories, and ideal customer profiles.
- Strengthen the quality of opportunities through thoughtful conversations, effective questioning, and strong early-stage qualification.
- Keep accurate and up-to-date CRM records to ensure clear visibility of activity and developing opportunities.
- Represent Portable Space professionally and confidently, building trust in every interaction with prospective clients.
Key Responsibilities
- Proactively engage target prospects using phone, email, LinkedIn, and other approved communication channels to start meaningful conversations.
- Research and develop targeted account and contact lists across key sectors, including estates, facilities, procurement, project delivery, construction, and operations teams.
- Deliver structured and thoughtful outreach to open dialogue, understand client needs, and identify active or upcoming project opportunities.
- Qualify opportunities using agreed criteria such as fit, requirement, timelines, budget considerations, decision-making process, and site constraints.
- Arrange meetings for the sales team and provide clear, insightful handovers including client needs, motivations, timelines, and key stakeholders involved.
- Follow up on inbound enquiries where appropriate and support their progression into well-qualified opportunities.
- Work closely with Sales, Marketing, and Operations to ensure alignment on messaging, target accounts, and campaign activity.
- Maintain accurate, timely CRM records to ensure visibility of activity, conversations, and developing opportunities.
- Monitor performance against agreed expectations, identify challenges, and take ownership of continuous improvement.
- Contribute to the development of outreach messaging, call approaches, and objection handling, sharing insights to strengthen team effectiveness.

- Progression of opportunities, including arranging well-qualified meetings and supporting the early stages of the sales pipeline.
- Contribution to pipeline development, through well-qualified leads that support the wider sales team.
- CRM discipline and organisation, ensuring activity and insights are clearly recorded to support follow-up and teamwork.
- Collaboration with the wider team, taking feedback on board and continuously improving approach, messaging, and effectiveness.

Required Experience & Skills
· Proven lead generation / SDR / BDR experience (B2B), ideally in a targeted outbound environment.
· Confident, professional telephone manner with strong written communication skills.
· Comfortable working to targets/KPIs and motivated by performance and achievement.
· Strong organisation and time management: able to run multiple prospecting sequences and follow-ups.
· Competent with CRM systems and prospecting tools; disciplined about accurate record keeping.
· Ability to quickly understand technical or project-based offerings and communicate value clearly.
· Resilience and tenacity: able to handle objections, maintain momentum, and learn from feedback.

Working Pattern
Full-time: Monday to Friday. Location: Hull office based. Some travel may be required for team meetings, training or occasional customer/site visits.
