Salary: £13.50 - £15.00 per hour, part time role initially.

About the Role
Bodlondeb Estate is looking for an experienced, reliable and hands-on Site Maintenance & Facilities Operative to join the team at an exciting time in the estate’s development.
Bodlondeb is a large, multi-use commercial estate currently undergoing significant investment and transformation. With new tenants and businesses preparing to move in over the coming months, the estate is entering an exciting new chapter, creating a vibrant business community and bringing new activity to this landmark Conwy site.
This is an opportunity to join Bodlondeb as that journey progresses and play an important hands-on role in the day-to-day running and presentation of the estate.
The successful candidate will help ensure Bodlondeb remains clean, safe, secure, well maintained and professionally presented for our growing community of tenants, staff, customers, visitors and contractors.
The successful candidate must be confident working independently and able to identify and deal with issues proactively.
Key Duties: Day to Day
Your responsibilities will include:
- Carrying out daily opening, closing and general site checks.
- Regular inspection of internal and external areas.
- General building maintenance and minor repairs.
- Basic painting, decorating, plumbing and maintenance where competent.
- Litter picking and maintaining the cleanliness and appearance of the estate.
- Managing and monitoring commercial waste and bin areas.
- Ensuring waste areas are clean, tidy and secure.
- Carrying out routine alarm and building safety checks.
- Checking communal areas, entrances, pathways, car parks and access routes.
- Identifying and reporting faults, defects and potential hazards.
- Supporting health & safety checks and maintaining appropriate records.
- Checking doors, gates and access points and reporting security concerns.
- Managing keys and providing access for contractors where required.
- Meeting and assisting contractors and service providers on site.
- Responding to tenant maintenance requests and dealing with issues where possible.
- Maintaining positive and professional relationships with tenants and businesses.
- Responding to urgent maintenance and site issues.
- Ensuring work areas are left clean, safe and tidy.
- Supporting the general day-to-day running of the estate.
- Carrying out other reasonable site duties as required.
Working With Tenants & Businesses
Bodlondeb will have multiple businesses and tenants operating across the estate, so the successful candidate will need to be professional, approachable and able to communicate effectively with a wide range of people.
You will be an important on-site point of contact, helping tenants with general site matters, identifying problems and ensuring issues are dealt with promptly or reported to site management, all with the support of the on-site Managing Agents.
Essential Requirements
- Previous relevant maintenance, caretaking or facilities experience – essential.
- Experience working across a large site – essential.
- Must be available to work AM and PM, on a split shift format.
- Experience working around commercial premises, tenants or multiple businesses.
- Good practical and problem-solving skills.
- Ability to work independently and use initiative.
- Reliable, punctual and trustworthy.
- Good communication and interpersonal skills.
- Strong health & safety awareness.
- Comfortable working both indoors and outdoors.
- Physically capable of carrying out litter, waste and general maintenance duties.
- Professional and courteous when dealing with tenants, contractors and visitors.
- Able to prioritise work and respond appropriately to urgent issues.
Desirable Experience
- Commercial property, estate or facilities management.
- Previous caretaker or site operative experience.
- Alarm testing and building safety systems.
- Commercial waste management.
- Basic plumbing, electrical, decorating or building maintenance.
- Grounds maintenance.
- Contractor management or liaison.
- Relevant maintenance or facilities qualifications.
The Ideal Candidate
We are looking for someone who is hands-on, proactive and takes pride in their work.
You should be the type of person who sees a problem and takes action, rather than waiting to be told what needs doing.
You will be responsible for helping maintain a large and busy estate, so reliability, initiative, practical experience and attention to detail are essential.
Applicants must be flexible and able to work both AM and PM split shifts as required by the estate.
