We take a hands-on, performance-led approach focused on protecting assets, improving occupancy and collections, maintaining compliance, responding quickly to maintenance and delivering strong financial performance.
Role purpose
Own day-to-day portfolio performance, focusing on occupancy, rent collection, compliance & maintenance response. Overseeing a large portfolio which is managed & operated by a handful of lettings/management agents and ensuring maximum portfolio efficiency.
Key Responsibilities
- Overall responsibility for portfolio performance
- Manage & instruct current property management companies who operate the portfolio
- Hit target occupancy, void days, arrears, compliance and maintenance performance.
- Manage voids from notice to re-let, including works, marketing, viewings, referencing and tenancy start.
- Manage property agents enquiries
- Manage financial performance of rent income and controlled maintenance expenses
- Maintain the compliance register and complete renewals before expiry.
- Manage agent maintenance requests
- Maintain accurate property-management-system records
- Prepare weekly and monthly performance reports with corrective actions.
- Work closely with Finance, Asset Management and senior management.
Experience and qualities required
- Demonstrable residential property, lettings, block or portfolio-management experience.
- Evidence of reducing voids, controlling arrears, maintaining compliance or improving service delivery.
- Good knowledge of tenancy management, residential compliance and maintenance triage.
- Confident managing agents, contractors, residents and difficult conversations.
- Strong systems, spreadsheet and KPI reporting skills.
- Full driving licence and ability to work from Liverpool and visit the portfolio.
- Arthur or comparable property-management system experience.
- ARLA Propertymark or similar training.
- Commercial awareness of management income, costs and margin.
Pay: £35,000.00-£40,000.00 per year
