At Mullen Property Services, we are expanding our commercial team and are looking for an experienced and motivated Quantity Surveyor / Maintenance Surveyor to join our growing business.
We deliver responsive repairs, planned maintenance, refurbishment and construction services across the housing and private sectors nationwide, with continued growth across social housing and property maintenance contracts, this is an exciting opportunity for someone who thrives in a fast-paced environment and wants to play a key role in pricing and surveying works from enquiry through to completion.
The Role
The successful candidate will be responsible for surveying and pricing maintenance, and refurbishment works, managing costs, and supporting operational teams to ensure projects are delivered efficiently and profitably.
Key Responsibilities
- Prepare, submit and negotiate applications for payment, valuations, and invoices in line with contractual timelines.
- Manage and control Work in Progress (WIP) and outstanding debt in line with agreed company targets.
- Identify, price and submit legitimate chargeable variations promptly and with accurate supporting evidence.
- Monitor and report on gross margin performance for all contracts under your control, ensuring targets set by the Sales Director are met or exceeded.
- Liaise with clients, subcontractors and internal teams to resolve commercial queries and disputes.
- Produce accurate cost reports, forecasts and final accounts.
- Ensure compliance with contractual obligations and company commercial procedures.
- Support the wider commercial team in achieving company profitability and cash flow targets.
- Carry out any other reasonable duties as required by the Company.
Person Specification
Essential:
- Proven experience as a Quantity Surveyor, ideally within the construction, housing association and commercial sector.
- Strong understanding of cost management, valuations, and variation processes.
- Excellent numeracy, negotiation and communication skills.
- Proficient in relevant commercial/cost management software and Microsoft Excel.
- Ability to work to deadlines and manage multiple contracts simultaneously.
Desirable:
- Relevant qualification (e.g. HNC/HND/Degree in Quantity Surveying, Construction Management, or a related field).
- Membership of, or working towards, RICS or CIOB accreditation.
Remuneration and Benefits
1. Basic Salary
- The Company will pay you a Basic Salary of £47,000.00 per annum with a £3,000.00 Car Allowance. The Basic Salary will accrue from day to day and be payable by transfer to your bank or building society in equal monthly instalments in arrears on the last working day of each calendar month.
2. Bonus and Commission
- At the absolute discretion of the Company, you may be entitled to participate in such bonus scheme or Commission schemes as are in force from time to time and are deemed to be appropriate to your position. You will be informed in writing by the Company if you are eligible to participate in such bonus scheme. Your participation is at the Company's discretion and is subject always to the rules and terms of the relevant bonus scheme (including those dealing with any targets or performance criteria), which may be amended from time to time. Participation in a bonus scheme in one year should give rise to no expectation on your part to an opportunity to participate in a bonus scheme in subsequent years. On termination of your employment, whether or not in breach of contract or otherwise unlawful, you will not be entitled to any compensation for the loss of any rights under any such bonus scheme other than as may be provided for in the scheme itself.
You may earn a performance bonus of up to £600 per month, assessed against the following Key Performance Indicators (KPIs), with £200 payable for each KPI achieved:
- Gross Margin Performance – Monthly gross margin target for contracts under your control must meet or exceed the target set by the Sales Director.
- WIP & Debt Management – WIP and outstanding debt must remain within agreed company targets, with no overdue applications, valuations, invoices or commercial submissions resulting from QS error.
- Variation Management – A minimum of 95% of legitimate chargeable variations identified through monthly audit must be raised, with at least 90% approved on first submission. Variations rejected due to late submission, incorrect pricing, missing evidence or incomplete information will constitute a failure. Rejections solely due to client budget, policy or commercial negotiation will not count against this KPI.
Each KPI is assessed independently on a pass/fail basis. Bonuses are assessed monthly and paid in the following month's payroll.
