Maintenance Operative
About the Role
As our organisation continues to grow, we're looking for an experienced and proactive Mobile Maintenance Operative to help maintain our portfolio of residential children's homes across Lancashire.
This is a varied, hands-on role where no two days are the same. You'll be responsible for carrying out a wide range of planned and reactive maintenance tasks, ensuring our homes remain safe, compliant and presented to a high standard for the children and young people who live there.
Working independently, you'll manage your own workload while liaising closely with Home Managers and the Operations Team to prioritise maintenance requests. From joinery repairs and decorating to emergency call-outs, you'll play an important role in maintaining environments where children can thrive.
More complex or specialist works will be completed by approved contractors, with whom you'll work collaboratively where required.
Key Responsibilities
- Carry out planned and reactive maintenance across our residential homes.
- Complete general building repairs to a high standard, ensuring properties remain safe, compliant and well maintained.
- Undertake carpentry and joinery tasks including hanging doors, fitting frames, repairing furniture, installing shelving and boarding up windows and doors when required.
- Complete internal decorating and finishing works to a professional standard.
- Carry out minor plumbing repairs, including replacing taps, repairing minor leaks and replacing thermostatic radiator valves (TRVs).
- Repair and maintain fire doors and other safety-critical fixtures in accordance with current standards.
- Respond to emergency maintenance issues, including securing properties, replacing locks and carrying out temporary repairs.
- Maintain the external appearance of our homes, including minor landscaping, painting, fencing and general upkeep.
- Supervise contractors on site where required, ensuring works are completed safely and to the expected standard.
- Work closely with Home Managers to plan and prioritise maintenance works with minimal disruption to the children and staff.
- Manage an allocated maintenance budget and ensure cost-effective purchasing of materials.
- Maintain company-issued tools and equipment, ensuring inventories are kept accurate.
- Maintain the company vehicle in line with the Company Vehicle Policy.
- Attend mandatory training, team meetings and other organisational events as required.
- Participate in an out-of-hours on-call to respond to emergency maintenance issues.
About You
You'll be a practical, reliable and self-motivated individual who takes pride in delivering high-quality workmanship. You will enjoy working independently, solving problems and managing your own workload, whilst recognising the importance of maintaining safe and welcoming environments for children and young people.
Essential
- At least one year's experience in joinery, carpentry and general property maintenance.
- Good all-round practical maintenance skills across a variety of trades.
- Ability to work independently and effectively prioritise competing demands.
- Strong problem-solving skills and attention to detail.
- Good communication and customer service skills.
- Full UK driving licence.
- Willingness to travel between our sites across Lancashire.
- Willingness to attend out of hours emergency call outs.
Desirable
- Experience working within residential childcare, education, healthcare, housing or similar environments.
- Knowledge of fire safety requirements, including fire door maintenance.
- Understanding of asbestos awareness, COSHH, PPE and general health and safety legislation.
- Experience supervising contractors.
