We are looking for an experienced Senior Block Manager to join us to cover our portfolio of blocks and estates of houses in the South-West, as part of our continued expansion.
About you
To succeed in this role, you will need to be an experienced leasehold manager well organised and able to work on your own initiative. You will be customer focused and enjoy interacting with a wide range of people. Ideally you will be based close to Bristol and happy to travel across the south-west, including into Devon and Cornwall on occasions. Experience of managing a wide range of buildings ideally including Higher Risk Buildings is important. Preferably you will be TPI qualified, but if not you must be willing to gain a membership qualification. (Full support and ongoing training is part of our commitment to you). We envisage you will either already be in a Senior Property Manager role or ready to make the step up to that position having gained sufficient experience in a Property Manager role for a number of years.
About the role
We are looking for someone to manage a diverse portfolio which includes both small period buildings, high-rise blocks, and estates, predominantly on behalf of freeholder clients but also acting for some RMC's and RTM companies. Salary range for this role is £40,000 - £45,000 per annum dependent on experience. The role will be home based but with a requirement to attend our Head Office in Epsom, Surrey on a regular basis.
Key Responsibilities
- Setting service charge budgets, monitoring spends and assisting with yearend accounts.
- Building relationships with leaseholders, directors, clients and contractors.
- Coordinating maintenance, repairs, and improvement work, using in house ticketing system to keep track and monitor progress.
- Managing Section 20 consultation processes, understanding of CDM regulations 2015.
- Ensuring compliance with Building Safety Act 2022 & Fire safety Order 2005.
- Organising statutory inspections, risk assessments, ensuring the golden thread of information is continually maintained.
- Keeping up to date with leasehold legislation and industry best practice.
