About CDR M&E Services
CDR M&E Services is a growing North East building services contractor providing mechanical, electrical, commercial gas, plumbing, HVAC and facilities maintenance services to commercial and public-sector clients.
Having grown significantly over recent years, we are now looking to strengthen our commercial function and create a more structured approach to business development.
We are looking for an experienced Business Development Manager who can help drive the next stage of our growth.
This is not a telesales position.
We are looking for someone who understands how to develop genuine B2B relationships, identify opportunities and turn those relationships into profitable, long-term customers.
The Role
You will take responsibility for developing new commercial opportunities across the North East and surrounding areas, with a particular focus on facilities management, property, education, housing, commercial and public-sector organisations.
Your objective will be to build a strong and sustainable pipeline of opportunities for CDR, with particular emphasis on recurring maintenance contracts, PPM, reactive maintenance and multi-service M&E agreements.
You will have considerable autonomy to develop relationships and identify new markets while working directly with the company Director and Operations team.
Key Responsibilities
- Identify and target prospective commercial clients across the North East.
- Build relationships with Facilities Managers, Estates Managers, Property Managers, Procurement teams and other key decision-makers.
- Generate new opportunities through telephone, email, LinkedIn, networking, referrals and face-to-face meetings.
- Arrange and attend client meetings and site visits.
- Identify upcoming contracts, renewals, frameworks and procurement opportunities.
- Develop relationships with FM companies, managing agents, housing providers, academy trusts, local authorities and commercial organisations.
- Introduce CDR to prospective clients and communicate our full M&E service offering.
- Develop opportunities for planned preventative maintenance, reactive maintenance and long-term service contracts.
- Identify opportunities to introduce additional CDR services to existing customers.
- Work with our operational and technical teams to develop proposals and quotations.
- Maintain accurate records of prospects, opportunities, contract renewal dates and next actions within the company CRM.
- Follow opportunities from initial contact through to proposal, negotiation and award.
- Assist with approved supplier applications and framework opportunities.
- Contribute commercial and client knowledge to tender submissions.
- Maintain a strong, measurable pipeline of qualified opportunities.
- Provide regular reporting on pipeline value, meetings, opportunities, proposals and new business won.
Who We're Looking For
We are particularly interested in candidates with business development or account management experience within one or more of the following sectors:

You should be comfortable developing business independently and speaking with senior client decision-makers.
Existing relationships within the North East facilities, property or building-services market would be a significant advantage.

This role is for someone who enjoys creating opportunities, opening doors, meeting clients and developing long-term commercial relationships.
You should be proactive, organised and commercially aware, with the confidence to take ownership of your own pipeline.

Performance
Success in this position will be measured primarily on the quality and value of opportunities generated, profitable new business secured and recurring revenue developed, rather than simply call volumes.
We want someone capable of building a substantial forward pipeline and helping establish CDR as a leading independent M&E and facilities services provider across the North East.
Essential Requirements
- Previous B2B business development or account management experience
- Proven ability to generate new business
- Strong communication and relationship-building skills
- Commercial awareness
- Confident dealing with business owners, Facilities Managers, Estates teams and senior decision-makers
- Strong organisational and CRM skills
- Full UK driving licence
Desirable
- Previous experience within FM, M&E, HVAC, commercial gas, property maintenance or building services
- Existing network of contacts across the North East
- Experience developing maintenance or service contracts
- Experience with public-sector procurement or frameworks
- Experience responding to commercial tenders and PQQs
Location
The role will cover the North East of England, with a combination of office-based working, client meetings, site visits and business development activity.
