Job Summary
Ascot Services provides market leading solutions across a number of disciplines that includes; facilities management, construction services, engineering services, planned preventative maintenance, environmental solutions, all with 24/7 dedicated client support.
As a Project Manager, you will be responsible for overseeing and managing all aspects of projects from Pre-construction phase to completion. You will work closely with cross-functional teams, subcontractors, and clients to ensure that projects are executed efficiently, within budget, and on schedule. This role requires strong leadership, project management, and communication skills.
Key responsibilities and accountabilities:
- Assist with defining project scope, objectives, and deliverables.
- Develop a comprehensive project plan, including schedules, budgets, and resource allocation.
- Where necessary ensure permits, approvals etc are in place utilizing supply chain specialist and internal resource as required.
- Create, Develop and Manage CPP (Construction Phase Plans).
- Create and manage project budgets, tracking expenses and ensuring cost control.
- Prepare and submit accurate cost proposals / estimates.
- Evaluate subcontractor bids and negotiate contracts.
- Ensure sage has been updated with the correct budget including variations where applicable, broken down into specific line items.
- Lead project site teams, including subcontractors and supply chain, to ensure project milestones are met.
- Monitor construction progress, quality, and compliance with safety regulations.
- Resolve any issues or conflicts that may arise during construction.
- Ensure a Completion Quality Audit which has been signed by the client.
- Ensure works been fully invoiced, including any variations.
- Allocate resources effectively, including labour, equipment, and materials.
- Coordinate with procurement to ensure timely material deliveries.
- Manage and optimise workforce productivity directly or through others.
- Identify and assess project risks and develop mitigation strategies.
- Ensure compliance with building codes, regulations, and safety standards.
- Implement and maintain comprehensive safety protocols.
- Act as the primary point of contact for clients and stakeholders throughout project delivery.
- Provide regular project updates and reports on progress and budgets (Internal only)
- Address client concerns and maintain positive relationships.
- Ensure prestart meeting undertake, minutes recorded, circulated, and managed.
- Monitor construction quality and adherence to project specifications.
- Conduct inspections and quality checks via IAuditor to ensure high standards are met.
- Implement corrective actions as needed.
- Maintain accurate project documentation, including contracts, variation orders, and correspondence.
- Generate project reports and documentation for internal and external stakeholders.
- Ensure all project records are organised and accessible.
- Ensure O&M is complete and signed off
Requirements
- Competent Working knowledge of M&E and Fabric Disciplines
- Significant experience of building and construction projects within a multi-site commercial environment.
- Excellent project management skills, able to organise and prioritise work to ensure deadlines are met.
- Good client-facing and communication skills, ability to build long-term relationships.
- Computer literate in Word, Excel, Outlook, MS Projects.
- Must be willing to travel for specific projects, however based from our head office in Atherton, Manchester.
Industry Recognised Qualifications.
- IOSH Managing Safley as a minimum, NEOBSH is desirable although not essential.
- Level 6 NVQ Construction Site Management as a minimum

Pay: £52,500.00-£60,000.00 per year
