The Planned Works Manager will be responsible for the successful delivery of planned maintenance and refurbishment projects within the social housing sector. The role will oversee operational teams, subcontractors, programmes, budgets, quality, health and safety, and customer satisfaction across multiple projects.
The ideal candidate will have extensive experience managing UPVC window and door replacement programmes, bathroom refurbishment projects and associated plumbing works. They will be responsible for ensuring projects are delivered on time, within budget and to the required quality standards.
The role will include, but not limited to, the following responsibilities:
- Manage the Planned/Project works within agreed budgets, objectives and targets.
- Develop and maintain good levels of communication between the operations team.
- Develop good working relationships with key clients.
- High quality service delivery on time and within budget.
- Implement Company policies, standards and initiatives.
- Ensure contracts are compliant with all legislation, Health & Safety matters, policy and good practice.
- Ensure all operational staff understand the importance of customer service and adhere to the company procedures at all times.
- Collaborate with other service managers and colleagues in the region too develop best practice and implement change.
Key Deliverables:
- Work closely with your manager and team to deliver monthly targets and implement project improvement and margin improvement plans.
- Manage operational service delivery and productivity to achieve high levels of performance.
- Ensure use of trackers, PDA usage and scheduling management is maximised to improve performance.
- Ensure a customer focused approach to the planning and delivery of service.
- Ensure staff understand and utilise our key internal performance drivers/indicators.
- Ensure scheduled Toolbox & Team Talks are held, to provide company and contract information, and that performance and health and safety items are communicated effectively.
- Attend regular review meetings with clients to report on performance and service delivery.
- Carry our annual and interim Performance and Development Reviews.
- Act as a visible site focal point for the operational teams & Sub-contractors
- Support staff to enable development in line with their performance review.
- Demonstrate continuous improvement in all areas of work.
- Work with constant regard to your own safety and the safety of others.
The ideal Planned Works Manager candidate will have:
- Excellent knowledge of planned works/project works
- Experience in Social Housing/Commercial/Projects/Insurance Works.
- Experience in delivering Toolbox Talks and Team Talks.
- SMSTS & First Aid qualified/certified
- Good written and oral presentation.
- Good understanding of Health and Safety legislation.
- Ability to write Risk Assessment & Method Statements.
- Awareness and ability to deliver under CDM.
- Experience of supervising and improving internal and external customer relationships and conflict handling.
- Full UK driving licence
