Property Scout / Acquisitions Scout
We are seeking an experienced and driven Property Scout to join our growing property investment business. This is a field-based role suited to someone with strong knowledge of the local property market, excellent networking abilities, and a passion for sourcing investment opportunities.
Working directly on behalf of an experienced property investor, you will be responsible for building relationships with estate agents, identifying off-market opportunities, assessing potential acquisitions, and supporting the negotiation process. The ideal candidate will be commercially minded, confident dealing with industry professionals, and able to identify properties with strong investment potential.
Key Responsibilities
- Proactively visit estate agents across the region to build and maintain strong professional relationships.
- Represent the Director in meetings with estate agents, vendors, auction houses, and other property professionals where required.
- Source off-market and below-market-value property opportunities suitable for investment.
- Conduct property viewings and inspections to assess condition, location, and investment potential.
- Evaluate properties by analysing market value, refurbishment costs, resale value, rental potential, and return on investment.
- Research comparable sales and local market trends to identify profitable opportunities.
- Monitor auction catalogues and attend property auctions where appropriate.
- Prepare clear reports and recommendations on prospective acquisitions.
- Liaise with solicitors, agents, and other stakeholders throughout the acquisition process.
- Maintain an organised pipeline of opportunities and provide regular updates to the Director.
- Stay informed about local market conditions, planning developments, and emerging investment opportunities.
Requirements
- Previous experience in property sourcing, acquisitions, estate agency, property investment, or a similar role.
- Experience sourcing off-market or below-market-value properties.
- Strong understanding of the UK property market and investment strategies.
- Ability to accurately assess market value, resale potential, and investment viability.
- Familiarity with property auctions and auction purchasing processes.
- Excellent negotiation and relationship-building skills.
- Confident communicator who enjoys meeting people and developing professional networks.
- Commercial mindset with strong analytical skills and attention to detail.
- Self-motivated and able to work independently while managing multiple opportunities.
- Proficient with Microsoft Office and property portals.
- Full UK driving licence and access to a vehicle is required.
Desirable
- Existing relationships with local estate agents and property professionals.
- Knowledge of refurbishment projects, development opportunities, and investment appraisals.
- Understanding of HMO, buy-to-let, BRR, or development investment strategies.
