Construction Manager – Residential Projects

We are looking for an experienced Construction Manager to join a growing residential development and construction team working across projects in London, with an initial focus on schemes in East London.
This role would suit a practical, site-focused Construction Manager with strong residential experience who is confident managing subcontractors, coordinating works on site, maintaining quality standards and keeping proper records.
The ideal candidate will have experience on multi-storey residential schemes, apartment developments, RC frame, façade, fit-out, M&E coordination and general construction delivery. Experience on higher-risk buildings, high-rise residential or projects with strong compliance and QA requirements would be helpful, but we are not expecting candidates to be pure BSR specialists.
The role will be supported by consultants, designers, fire engineers, structural engineers, M&E consultants and senior management. We are looking for someone who can take ownership of day-to-day site delivery, work well with the wider team and help ensure the project is delivered safely, properly and to the required standard.
Key Responsibilities
- Manage day-to-day construction activity on site.
- Coordinate subcontractors, suppliers and site teams.
- Monitor progress against the construction programme.
- Assist with sequencing, logistics, deliveries and site planning.
- Attend and contribute to site meetings and coordination meetings.
- Review drawings, specifications and site information relevant to the works.
- Help ensure works are carried out in line with approved drawings and project requirements.
- Monitor quality of workmanship on site.
- Support QA processes, inspection records, check sheets and evidence gathering.
- Help manage defects, snagging, remedial works and close-out.
- Coordinate with consultants and specialist subcontractors where required.
- Assist with fire-stopping, façade, risers, services and other key residential work packages.
- Escalate design, quality, safety, sequencing or compliance issues early.
- Keep clear records and provide regular updates to senior management.
- Support a well-organised, safe and professional site environment.
Experience Required
The successful candidate should have:
- 10+ years’ construction industry experience.
- Previous experience as a Construction Manager, Senior Site Manager, Project Manager, Package Manager or similar.
- Strong residential construction experience.
- Experience on apartment schemes, multi-storey residential or mixed-use residential projects.
- Good understanding of subcontractor coordination.
- Good understanding of QA, inspections, snagging and defect close-out.
- Ability to read drawings and identify site issues early.
- Good communication and reporting skills.
- Ability to manage trades firmly but fairly.
- Practical, hands-on site experience.
- Strong organisational skills.
- A good understanding of health, safety and quality requirements.
Useful Experience
Experience in any of the following would be beneficial:
- High-rise or higher-risk residential buildings.
- RC frame construction.
- Façade packages.
- Fire-stopping and compartmentation.
- Risers and service penetrations.
- M&E coordination.
- Fit-out and finishing works.
- Affordable housing or build-to-rent schemes.
- Working with QA systems or document control platforms.
- Building Safety Act / BSR awareness.
- Gateway 2 / Gateway 3 awareness.
Qualifications
Preferred:
- SMSTS.
- CSCS management card.
- First Aid at Work.
- Temporary Works awareness or coordination experience would be useful.
- Fire-stopping or quality inspection training would be beneficial but not essential.

Package will depend on experience.
