Salary: £29,000 - £31,000 dependant on experience
The Role
Maintenance operatives have diverse roles at YPP, so workloads vary from day to day. Our work consists mainly of general property maintenance repairs, grounds maintenance, refuse removal, plumbing, joinery and other similar tasks.
We are looking for an individual experienced in general building repairs and reactive maintenance to join our team, servicing our Leeds based buildings. Successful candidates will be expected to travel to sites across the North of England, using a company vehicle, to resolve maintenance issues, whilst demonstrating excellent customer service skills, so that every one of our tenants receives a high-quality service.
Key Tasks
◆ Experienced in performing similar repair and maintenance tasks.
◆ Carrying out initial inspections following the report of fault(s) and making repairs where appropriate.
◆ Conducting risk assessments for each job before work is carried out.
◆ Carrying out all duties with due regard for safe working practices, Health and Safety Regulations and COSHH and at all times safeguarding yourself, our residents, staff and members of the public.
◆ Carrying out testing of equipment to comply with HSE requirements, including but not limited to fire alarms, emergency lighting and fire extinguishers, for which training will be provided.
◆ Carrying out portable appliance testing as required.
◆ Exceptional communication skills
◆ Ability to work under pressure and unsupervised.
◆ Self-motivated and highly organised, with the ability to effectively manage workload and prioritise tasks to meet deadlines. Proven ability to work independently and take initiative while maintaining a strong focus on attention to detail.
◆ Assessing problems that require professional attention and reporting back to management.
◆ Regularly inspecting utilities supplies and providing meter readings for the purposes of monitoring consumption.
◆ Carrying out minor electrical maintenance, such as bulb replacement changing plugs and fuses on electrical fittings and ensuring that the correct fuse rating is used.
◆ Maintaining a clean site, including removal of litter and graffiti when found.
◆ Undertaking works such as hanging doors, changing locks, replacing laminate flooring and repairing broken items such as beds, kitchen cabinets and wardrobes.
◆ Ensuring that all tools and equipment are maintained in safe working order and used in accordance with manufacturer’s instructions.
◆ Replacing light fittings, switches, cooker hobs, extractor fans etc.
Essential skills
● Full UK Driving License
● Plumbing and joinery experience (studwork, flooring, soffits, solvent weld plumbing, push fit plumbing)
● Good working knowledge of all aspects of internal and external repairs and replacement products
● Results oriented with the ability to take ownership of responsibilities
● Good organisational skills with the ability to work to deadlines
● Ability to work independently and as part of a team
● Excellent communication skills and client focus
● Understanding of BMS or similar heating systems
● Electrical qualification (minor works)
Desirable Skills
Experience in plastering, painting and decorating, roofing/pointing
The successful candidates will also be expected to be available to work on call in the event of any emergencies (ROTA based)
