We are looking for a detail-oriented Pre-Construction Estimator to join our team and support projects from initial enquiry through to handover into delivery. This is a key role within the pre-construction function, requiring strong commercial awareness, technical expertise, and the ability to collaborate closely with internal teams, clients, consultants, and the supply chain.
The successful candidate will have a strong understanding of the estimating process from initial enquiry through to tender submission and project award, with the ability to accurately price projects based on a detailed knowledge of construction methods, materials, labour, and procurement strategies.
You will be responsible for reviewing drawings, specifications, and tender documentation to ensure full compliance with client requirements, industry standards, building regulations, and relevant quality frameworks. A key aspect of the role will be identifying opportunities for value engineering and alternative design solutions that enhance project value while maintaining quality and programme objectives.
Responsibilities will include preparing detailed cost estimates, undertaking quantity take-offs, developing pricing strategies, obtaining and analysing subcontractor and supplier quotations, and maintaining accurate cost databases that reflect current market conditions. You will also prepare tender adjudication packs, pricing schedules, client submissions, and presentation materials to support the successful delivery of bids.
The role requires clear communication of the basis of estimate, including key assumptions, exclusions, risks, opportunities, and commercial considerations. You will maintain accurate records throughout the tender process and provide regular progress updates to senior management and key stakeholders.
Working closely with the wider pre-construction, design, commercial, and operational teams, you will support projects through the planning, design, pre-construction, and procurement phases, ensuring an accurate and seamless transition into the delivery stage while helping to secure commercially viable and competitive project outcomes.

You are a commercially aware and detail‑focused estimator with a strong understanding of construction methods and the full estimating lifecycle. You are confident interpreting drawings and specifications, comfortable working with current regulations and standards, and able to produce accurate, well‑structured estimates supported by clear assumptions and risk awareness. You are organised, analytical, and capable of managing multiple priorities while maintaining a high level of accuracy.
