SENIOR PROPERTY MANAGER

ROLE OVERVIEW
You will take ownership of a mixed, predominantly RMC led portfolio that includes high-rise buildings, where your blend of people skills and technical know‑how will set the tone for great service. Working closely with resident directors, leaseholders and contractors, you’ll provide clear leadership across compliance, safety and service delivery while nurturing trust and transparency at every step.
This is a role for someone who enjoys variety and autonomy. You’ll balance board governance and budgeting with hands-on site presence and decisive action on maintenance, risk and safety particularly within HRBs backed by the systems, specialist support and scale of the wider Group.
ROLE EXPECTATIONS
Most days, you will be coordinating priorities across your portfolio, planning works, reviewing compliance status, progressing actions with contractors, and updating RMC directors and residents with timely, clear communications. You will lead on budgeting and service charge management, ensure building safety duties are met for HRBs, and keep everything moving with organised, proactive follow‑through. You’ll be both the strategic lead and the steady day‑to‑day presence that keeps your buildings safe, compliant and well‑run.
WHAT SUCCESS LOOKS LIKE
- Your RMC boards feel informed, involved and confident in your stewardship.
- HRB safety obligations are met consistently, with clear evidence and timely actions.
- Budgets, service charges and year-end processes run smoothly with minimal variance.
- Planned and reactive works are delivered on time, on budget and to specification.
- Communication is proactive, clear and empathetic, reducing escalations and complaints.
- You spot risks early, propose pragmatic solutions and keep stakeholders aligned.
HOW YOU'LL SPEND MOST OF YOUR TIME
- Meeting and advising RMC directors, preparing board packs, minutes and actions.
- Building and managing annual budgets, monitoring spend and approving invoices.
- Leading compliance for HRBs, coordinating safety cases, inspections and evidence logs.
- Scheduling and overseeing planned maintenance, Section 20 consultations and projects.
- Conducting regular site visits, assessing standards and instructing remedial works.
- Managing contractors and suppliers, negotiating value and ensuring quality delivery.

- Using block management systems and producing accurate, insightful reporting.
