Job Summary
Part time, General Maintenance assistant working for a busy small local lettings agent.
The successful applicant will need to be honest and reliable, they will need to be organised and self motivated, Methodical and responsible with an eye for detail, trustworthy, able to handle cash and deal with confidential information. They will need to be good with all kinds of people, as they will be working with other staff, students, professional tenants, contractors and suppliers on a regular basis. They must drive and have own car and be happy to work both in tenanted and vacant properties , as they will be required to do general maintenance tasks, as well as painting and gardening and conducting inventory checks and inspections in various properties, both tenanted and vacant around Hull.
(A mileage allowance will be paid).
Previous experience in maintenance, or work as a school caretaker would be a big advantage, as would familiarity with property management software and basic IT skills. Additional training will be given as necessary.
Responsibilities and Duties
Tasks will include:
Monitoring maintenance software and phones, dealing with customer maintenance requests, raising work orders and keeping tenants informed of progress then checking up / ordering parts needed etc.
Offering out of hours cover , monitoring phone and maintenance software, identifying emergencies and actioning/ monitoring emergency call outs/repairs. (A standby allowance will be paid).
Conducting room and property checks , completing move in/out inventory and ensuring that jobs to be done are recorded, reported and actioned. Collecting, handling and replacing keys .
Taking meter readings and informing utilities and council tax etc. of readings, move in / out details.
Routine fire alarm testing and ensuring all relevant documents up to date and on display on HMO notice boards.
Sourcing, pricing, negotiating and purchasing goods needed for properties and development sites.
Qualifications and Skills
The successful applicant will need to be good with all kinds of people; as they will be working unsupervised dealing with other staff, students, professional tenants, contractors and suppliers on a regular basis. They must drive and have own car and be happy to work unsupervised, as they will be required to enter tenanted properties to conduct routine maintenance, painting, gardening, inventory checks and inspections in various properties around Hull. (A mileage allowance will be paid).
Previous experience in a maintenance role / work as a school caretaker, would be a big advantage, ideally computer literate with familiarity of basic software apps. Additional training will be given as necessary.

Minimum 3 days per week, preferably flexible and able to offer additional hours for quick room and apartment changeovers as necessary.
