Kingston Berkeley is seeking a motivated, organised and professional Property Manager to join our growing team.
The successful candidate will be responsible for the day-to-day management of their own dedicated portfolio of residential properties, working closely with landlords, tenants, contractors and colleagues to ensure properties are managed efficiently and to a high professional standard.
This is a varied, office-based role requiring strong administrative and clerical skills, excellent organisation and the ability to manage multiple priorities within a busy estate agency environment. The role will also involve regular visits to managed properties for inspections, check-ins, check-outs and other property management duties.
Please note this salary band is for guidance only and is dependant on experience and amount of properties assigned to the property manager. A quarterly bonus scheme is offered for hitting or exceeding KPI targets each quarter. Responsibilities
- Managing your own dedicated portfolio of residential properties.
- Taking responsibility for the day-to-day management of properties within your portfolio.
- Conducting property inspections and preparing accurate inspection reports.
- Liaising with landlords, tenants, contractors and colleagues.
- Coordinating maintenance and repair works from initial reporting through to completion.
- Managing telephone, email and face-to-face enquiries professionally and efficiently.
- Maintaining accurate property, landlord and tenant records and databases.
- Managing tenancy administration and relevant compliance requirements.
- Assisting with tenant move-ins, move-outs and property changeovers.
- Monitoring outstanding maintenance, documentation and compliance matters.
- Working with contractors and suppliers to ensure works are completed within appropriate timescales.
- Prioritising workloads and meeting deadlines within a fast-paced property management environment.
- Delivering a consistently high standard of customer service to landlords and tenants.
- Providing general administrative and clerical support as required within the office.
Essential Skills
- Strong clerical, administrative and organisational skills.
- Full clean UK driving licence and access to a vehicle.
- Excellent written and verbal communication skills.
- Strong interpersonal and customer service skills.
- Computer literate with an advanced working knowledge of Microsoft Office and general IT systems.
- Ability to maintain accurate records and manage administrative processes.
- Ability to prioritise workloads and manage multiple tasks simultaneously.
- Ability to work effectively under pressure and meet deadlines.
- Ability to work independently, take responsibility for your own portfolio and use initiative.

Desirable Skills
- 1–2 years' previous experience in a property management position or within an estate agency environment.
- Previous experience managing residential properties or tenancies.
- Knowledge of the Belfast and wider Northern Ireland property market.
- Experience dealing with landlords, tenants and contractors.
- Experience coordinating property maintenance and repairs.
- Experience using property management or estate agency software.
- An understanding of residential tenancy administration and property compliance requirements.

Pay: £28,000.00-£39,000.00 per year
