The opportunity
We are seeking a practical, organised Property Manager to take end-to-end responsibility for approximately 150 units across three residential sites in Maidstone, Sittingbourne, Canterbury and Folkestone. Based from an on-site office, you will be the main point of coordination for residents, clients, contractors and internal teams, balancing responsive service with accurate administration, financial discipline and rigorous property compliance.
Key responsibilities
- Manage the day-to-day operation of approximately 150 units across three sites and maintain a visible, responsive service for residents and clients.
- Build constructive relationships with residents, respond to enquiries and complaints, and provide clear updates through to resolution.
- Complete scheduled property and communal-area inspections, record actions and follow outstanding items to completion.
- Coordinate reactive and planned maintenance, obtain quotations, instruct approved contractors within authority limits and check completed work.
- Monitor rent collection and arrears activity, maintain accurate case notes and escalate higher-risk cases in line with company procedure.
- Maintain oversight of statutory and operational compliance records, including safety certificates, inspections and remedial actions relevant to the portfolio.
- Support lettings, renewals, move-ins and move-outs where required, ensuring information is accurate and handovers are well managed.
- Keep property, resident and contractor records complete and current on the company systems.
- Prepare regular portfolio updates and management information, highlighting performance, risks, expenditure and decisions required.
- Identify recurring issues and propose practical service, cost or process improvements.
What good performance looks like
- Residents and clients receive timely, clear communication and issues are closed rather than repeatedly chased.
- Inspections, compliance actions and maintenance tasks are completed within agreed timescales.
- Portfolio records and reporting are reliable, current and audit-ready.
- Arrears, complaints, contractor spend and property risks are actively managed and escalated early.
About you
Essential
- Experience in residential property, housing, block management, build-to-rent or a closely related service environment.
- Strong organisation and case-management skills, with the ability to prioritise competing resident and property issues.
- Confident written and verbal communication, including the ability to handle difficult conversations calmly.
- Sound judgement, commercial awareness and a clear sense of ownership.
- Comfort using property management systems and Microsoft 365, with accurate data-entry and reporting habits.
- Working knowledge of residential property compliance and the discipline to follow defined procedures.
- Right to work in the UK, a full UK driving licence and the ability to travel regularly between sites in Brighton and Tunbridge Wells
Desirable
- IRPM, ARLA Propertymark or another relevant property qualification.
- Experience managing arrears, contractors, budgets or multi-site residential portfolios.
