About the Role
Northwood Bolton is seeking a proactive and organised Property Manager to join our growing team. This is an excellent opportunity for an experienced property professional, or a highly motivated individual looking to develop their career in residential property management.
You will manage a portfolio of residential rental properties from instruction through to tenancy end, ensuring landlords and tenants receive a high level of service while maintaining full compliance with relevant legislation and company standards.
Key Responsibilities
- Manage a portfolio of residential rental properties from instruction through to tenancy end.
- Act as the main point of contact for landlords and tenants.
- Conduct property viewings and support the marketing of rental properties to secure suitable tenants.
- Manage tenant referencing and progression of applications through to move-in.
- Coordinate check-ins and check-outs, ensuring all documentation is completed accurately.
- Book property inspections and report findings and recommendations to tenants and landlords.
- Manage rent reviews and Section 13 rent increase procedures.
- Ensure properties remain compliant with current lettings legislation and safety requirements.
- Arrange and administer Rent Guarantee policies where applicable.
- Handle tenant queries, resolving issues promptly and professionally.
- Monitor rent payments and liaise with relevant departments regarding arrears.
- Maintain accurate property records and update internal systems.
- Deliver excellent customer service throughout the tenancy lifecycle.
About You
- Experience in property management.

- Strong attention to detail and problem-solving skills.
- Competent IT skills.
- Knowledge of lettings legislation and compliance.
- Full UK driving licence and access to a vehicle.
