Position: Senior Asset Manager (Management)

Working Hours: 37 hours per week, Monday to Friday, 9:00 am –17:00 pm

Job Responsibilities
· Manage and support the Council’s commercial property portfolio and Asset Management Strategy.
· Identify opportunities for income generation, development, disposals and reducing liabilities/risks.
· Manage rent reviews, leases, licences, easements, sales and disposals.
· Handle landlord and tenant matters, occupier relationships and property-related issues.
· Carry out property inspections and site visits, including vacant properties.
· Maintain accurate property records, estate databases, GIS and property/financial information.
· Monitor property income, expenditure, budgets and liabilities.
· Undertake financial analysis, DCF and other property investment assessments.
· Prepare clear, accurate reports, briefing notes and recommendations for senior managers and Councillors.
· Attend and contribute to Council, public, tenant and stakeholder meetings, providing professional property advice.
· Instruct and manage external agents, consultants, contractors and other professional advisers.
· Keep up to date with property legislation, regulations, ESG requirements and market developments.
· Work with internal teams and external partners to deliver property, investment and development projects.
· Provide professional advice on Council-owned property to Members, officers, tenants and stakeholders.
· Support and lead colleagues where required, contributing to a collaborative, positive and high-performing team.
· Maintain high standards of record keeping, governance, compliance and customer service.
Person Specification
Essential
· MRICS qualification.
· Significant experience in commercial/non-residential property asset management.
· Experience across landlord and tenant, leases, rent reviews, disposals and property management.
· Strong financial and analytical skills, including Excel and property investment analysis.
· Ability to prepare clear and concise reports and recommendations.
· Excellent written and verbal communication skills.
· Strong relationship-building skills with tenants, agents, developers, consultants and stakeholders.
· Good understanding of property legislation, policy and ESG requirements.
· Highly organised, accurate and able to manage a complex and varied workload.
· Able to work independently and make sound professional decisions.
· Strong problem-solving skills and a practical, solutions-focused approach.
· Comfortable working with Councillors, senior officers and external stakeholders.
· Good IT skills, particularly Word, Excel and PowerPoint.
· Able to attend property inspections, meetings and sites across Adur and Worthing.
· Flexible to occasionally attend meetings or work outside normal hours.
Desirable
· Experience working in a Local Authority/public-sector property environment.
· Combination of Local Authority and private-sector commercial property experience.
· Knowledge of the Adur and Worthing/South Coast property market.
· Experience managing or upgrading commercial property assets.
· Experience with property management systems, GIS or digital estates databases.
· Understanding of political/governance processes within a Council.
· Experience leading or supporting multi-disciplinary teams and projects.
Pay: £56,195.00 per year
