The Role
We are seeking an experienced NEC Supervisor to join our growing Project Delivery and Quality Monitoring team.
Working across the Midlands with UK-wide travel where required, you will act on behalf of the Client under NEC contracts, undertaking the duties of the Supervisor to ensure works are delivered in accordance with the Scope, specifications, statutory requirements, and contractual obligations.
Reporting to an Associate / Project Lead, you will work across a varied portfolio of projects within healthcare, education, residential, and defence sectors, often within live operational environments.
The successful candidate will be responsible for carrying out inspections, witnessing tests, identifying Defects, maintaining accurate records, and supporting the successful administration of NEC contracts throughout the construction phase.
Role focus: This role is centered on NEC Supervisor duties, including compliance with the Scope, Defect notification, inspection and testing, witnessing activities, and robust contractual records.
Key Responsibilities
- Undertake the duties of the NEC Supervisor in accordance with NEC3 and NEC4 contract requirements.
- Inspect and monitor construction works to verify compliance with the Scope, drawings, specifications, statutory obligations, and project quality requirements.
- Identify, notify, record, and track Defects through to satisfactory resolution.
- Witness inspections, testing, commissioning activities, factory acceptance tests, site acceptance tests, and life-safety system demonstrations where required.
- Maintain accurate Defect records and support the effective management of the Defects Register.
- Produce clear and concise inspection reports, photographic records, progress commentary, and contractual notifications.
- Monitor contractor quality management processes, inspection and test plans, commissioning records, and handover documentation.
- Attend and contribute to site meetings, progress reviews, commissioning meetings, quality workshops, and technical reviews.
- Review quality documentation, test certificates, commissioning evidence, operation and maintenance information, and handover submissions.
- Identify risks, potential non-compliances, and quality concerns at an early stage and escalate accordingly.
- Liaise with Clients, Project Managers, Contractors, Consultants, Authorising Engineers, and other key stakeholders.
- Support project completion and post-completion activities, including verification of outstanding Defects and close-out evidence.
- Utilise digital inspection and reporting platforms such as Field View, BIM 360, or equivalent systems.
- Assist with the delivery of quality assurance, governance, and technical compliance processes across multiple projects.
What We're Looking For
Essential
- Proven experience undertaking the role of NEC Supervisor, Clerk of Works, Site Inspector, Site Manager, Building Surveyor, or equivalent construction quality role.
- Working knowledge of NEC3 and/or NEC4 Engineering and Construction Contracts.
- Strong understanding of construction techniques, quality assurance processes, inspection requirements, and defect management.
- Experience undertaking site inspections and witnessing testing and commissioning activities.
- Ability to confidently interpret drawings, specifications, commissioning documentation, quality records, and contract information.
- Experience working within healthcare, education, residential, defence, or other complex operational environments.
- Excellent report writing, communication, and stakeholder management skills.
- Self-motivated, organised, methodical, and confident in challenging non-compliant works where required.
- Full UK Driving Licence and willingness to travel across regional and national project sites.
- Valid CSCS card.
Desirable
- NEC4 Supervisor Accreditation or willingness to undertake training.
- Membership of CIOB, RICS, ICWCI, CABE, or similar professional body.
- HNC/HND or Degree in Construction, Building Surveying, Engineering, or a related discipline.
- Experience witnessing MEP commissioning activities and life-safety systems.
- Experience in healthcare projects and familiarity with Health Technical Memoranda requirements.
- Experience working within live operational environments.
