The Job:
Full internal refurbishment of a community/parish hall. The building will be closed for the duration. Contract is JCT Minor Works with CDP — the M&E subcontractors own their design, you coordinate and programme it. Scope Strip out — full rewire, drainage, kitchen/bar fittings, partitions, ceilings in WC wing, all windows/doors being replaced. Asbestos R&D survey must be done before any strip out starts. Damp treatment — sandblast hall walls, lime render and breathable paint system throughout. Rear corridor wall plates are rotten — open up, assess, DPC and replace timber (PS). Kitchen & WC wing — new studwork partitions, Altro vinyl flooring, new ceilings (fire-rated in kitchen), Howdens kitchen fit-out, SanCeram vanity units, Atlas Rimless WCs, Marden urinals, tiling, mirrors, hand dryers. Bar — strip out, reposition door opening, new sliding barn doors, Howdens bar fit-out. Hall floor — remove existing boards, lay Boen Arenaflex sprung engineered oak (152m², secret nail to existing joists). Refinished, no sealing. Electrical & heating — full rewire, new consumer unit, LED lighting throughout, 5-zone infra-red heating (smart controls), fire alarm, emergency lighting. Full plumbing. AV is client-direct — PS of £500 for associated electrical only. Windows — 14 No. replacement timber windows supply and fit. White, PAS 24, trickle vents, privacy glazing to WCs. Decoration — full redecoration throughout. Entrance hall — new entrance matting, half-height T&G panelling with dado rail, plaster to upper walls. Stage — widen side access to 1200mm, new understage storage doors, adjust proscenium arch. Key Watch Points Asbestos survey before mobilising strip out — legal requirement Party Wall notice to north neighbour min. 2 months before window works Get M&E CDP design submissions in at the start — employer must review before installation Several provisional sums to manage closely: drainage, damp rear corridor, heating, fire alarm, tiling Hall bookings suspended — liaise with client if any access needed.
