Block Manager
Henderson Setterfield, a successful independent boutique Letting, Sales and Property Management Agency, is looking for an exceptional and ambitious Block Manager to join their busy office in Birchington.
The candidate would be part of the Block Management team and would work in conjunction with other members of the Team and report to the Head of Block Management.
The ideal candidate would be a team player with a superb eye for detail, able to think outside the box and a willingness to embrace positive change. A sound knowledge of Health and Safety and Fire Risk regulations is essential.
Block Manager Job Responsibilities
Although not an exhaustive list, the role would encompass the following duties:
· Day to day Residential Block Management
· Ensuring Compliance with Building Legislation and RICS Regulation
· Answering the phone and dealing with emails from Clients and Leaseholders
· Arrange routine maintenance on property as jobs arise
· Keeping and updating database records of all jobs done
· Liaising with the Directors of each Block on a regular basis
· Quarterly inspections of Blocks
· Repairs & Maintenance work which includes appointing contractors, inspecting works once complete, arranging servicing of equipment such as lifts, fire alarms, gates, emergency lights, arranging health and safety, fire risk and asbestos surveys, advising on long term maintenance plans
· Ensuring all Contractors' Public Liability Insurance is up to date
Requirements of the Candidate
· At least two years Property Management Experience
· Full UK driving Licence
· Strong attention to detail
· Highly organised and punctual
· Keen problem solver and ability to work under pressure
· Strong administration skills
· Ability to build long-term relationships with clients
· Positive and encouraging attitude
· Ability to work with spreadsheets and Property Management software.
· Knowledge of IT systems such as Microsoft Word and Excel
· Trustworthy and genuine persona
· Able to work in a fast paced and stressful environment
· Excellent communicator, verbally, written and face to face, with a smart, cheerful and professional appearance
Hours are 9.00am to 5.00pm, Monday to Friday, with one hour paid lunch break
Pay: £26,436.80 per year
