About the Role
We are seeking a reliable and experienced Contract Caretaker to maintain a residential block of flats in Swansea. This is a self-employed contractor position (not an employed role) offering flexible, part-time work.
Hours & Location
● Hours: 2-4 hours per day, Monday to Friday (flexibility within this range)
● Location: Residential block in St Thomas, Swansea
● Contract: Self-employed/contractor basis (invoicing required)
Key Responsibilities
● Cleaning: Daily cleaning and maintenance of all internal communal areas (hallways, stairwells, landings, communal rooms)
● Bin Management: Managing the bin store, ensuring bins are put out for collection on scheduled days, and returning them promptly after collection
● Gardening & Grounds: Weed spraying, general gardening, and maintaining external areas
● Minor Works: Carrying out minor repairs and redecoration as required
● Contractor Liaison: Meeting with and providing access for contractors on site; coordinating maintenance visits
● Meter Readings: Taking regular meter readings for leaseholders
● Management Liaison: Regular communication with the managing agent and reporting maintenance issues
● Safety Compliance: Carrying out weekly fire alarm testing and monthly emergency light testing, with accurate record-keeping
● General Maintenance: Other ad hoc caretaking duties as required
About You
● Proven experience in caretaking or facilities maintenance
● Reliable, punctual, and conscientious
● Able to work independently with minimal supervision
● Good communication skills and professional demeanour
● Physically capable of carrying out the duties listed
● Health & Safety awareness, particularly regarding fire safety and testing procedures
● Valid driving license (desirable)
Essential Requirements
● Public Liability Insurance: Must provide a copy of current PL insurance
● DBS Check: Must provide a current Basic DBS (Disclosure and Barring Service) certificate
● Health & Safety Compliance: Must either provide a copy of your own Health & Safety policy, or be willing to sign and adhere to our Health & Safety policy
