Job Summary:
We are looking for an experienced, proactive and highly organised Construction Project Manager (Residential ) to lead the delivery of high-quality residential construction projects from pre-construction through to handover.
This is a hands-on role for someone who thrives in a fast-paced construction environment and can confidently manage programme, budget, quality, health and safety, subcontractors, suppliers and client communication. You will oversee a varied portfolio of residential work, including new-build homes, extensions, refurbishments, renovations and high-end fit-out projects.
The successful candidate will be commercially aware, solutions-focused and detail-oriented, with a strong record of delivering projects safely, on time and to an excellent standard. You will be the key point of contact between clients, site teams, subcontractors and the wider [COMPANY NAME] team, ensuring every project is well planned, professionally managed and completed to expectations.
The Role
As Project Manager, you will take ownership of projects from initial planning and procurement through to practical completion and final handover. You will coordinate labour, materials, plant, subcontractors and project documentation, while maintaining clear communication with clients and internal stakeholders.
You will identify potential issues early, manage risks and variations effectively, and ensure site teams have the information and resources needed to maintain progress, quality and compliance.
Key Responsibilities
- Plan, programme and manage residential construction projects from commencement to completion.
- Review project drawings, specifications, scopes of work, schedules and budgets before work begins.
- Coordinate site teams, subcontractors, suppliers and specialist trades to deliver work safely and efficiently.
- Prepare and maintain project programmes, progress trackers, procurement schedules and site documentation.
- Monitor project costs, labour allocation, material usage and subcontractor expenditure against agreed budgets.
- Manage project variations, additional works, client change requests and associated costs.
- Procure materials, plant and subcontract packages, ensuring quality, lead times and pricing are appropriate.
- Conduct regular site inspections to monitor progress, workmanship, quality and compliance with drawings and specifications.
- Ensure projects comply with health and safety requirements, Building Regulations, site procedures and company standards.
- Chair site meetings, coordinate subcontractor activities and communicate progress clearly to clients and directors.
- Identify and resolve programme delays, technical queries, supply-chain issues and on-site challenges.
- Maintain accurate project records, including site diaries, photographs, delivery records, risk assessments and progress reports.
- Coordinate snagging, quality checks, practical completion and final client handover.
What We’re Looking For
The ideal candidate will have proven project-management experience within residential construction and a strong practical understanding of site operations. You will be comfortable making decisions, managing competing priorities and maintaining high standards under pressure.
Essential requirements include:
- Proven experience as a Construction Project Manager, Site Manager, Contracts Manager or similar role within the residential sector.
- Experience delivering residential new-build, refurbishment, extension, renovation or fit-out projects.
- Strong knowledge of construction sequencing, building methods, subcontractor management and procurement.
- Ability to read and interpret construction drawings, specifications, programmes and scopes of work.
- Experience managing project budgets, costs, variations and client expectations.
- Excellent planning, organisation, leadership and communication skills.
- Strong problem-solving ability and a proactive approach to risk management.
- Sound knowledge of UK construction health and safety requirements.
- Full UK driving licence and willingness to travel between project sites.
A qualification in Construction Management, Building Studies, Quantity Surveying or a related discipline is preferred. SMSTS, CSCS and First Aid at Work certification would be advantageous, as would experience using project-management, scheduling and cost-tracking software.
