Project manager - Fit out and Refurbishment

Description: Our client is currently looking for an experienced Project Manager to join an established fit-out and refurbishment contractor, delivering a range of commercial projects across the sector.
This is a hands-on, end-to-end Project Manager position where you will take full ownership of your projects from award through to completion and defects close-out.
You will be responsible for managing cost, quality and programme, with the autonomy to run your own commercial position, quality plan and project programme rather than relying on dedicated QS or planning support.
Projects will typically range in value from £250,000 to £2m+, providing the successful candidate with the opportunity to take ownership of varied and challenging schemes.
Key Responsibilities
Commercial & Cost
- Take ownership of project cost plans and budgets, monitoring actual versus forecast costs on a weekly basis.
- Prepare and agree applications for payment, valuations and final accounts.
- Price and agree variations and instructions with clients and QS teams.
- Manage subcontractor procurement, orders and payment applications.
- Produce monthly cost/value reconciliations (CVRs) and forecast final account positions.
- Identify and manage commercial risks, providing early warnings of potential cost overruns.
Quality
- Establish and manage project quality plans and inspection/test plans (ITPs).
- Oversee snagging and manage defects through to completion.
- Ensure works are delivered in accordance with specifications, Building Regulations and warranty requirements.
- Coordinate RFIs and technical queries with design teams and consultants.
- Manage handover documentation, including O&Ms, warranties and certificates.
Programme
- Develop and maintain the master programme using MS Project or Asta Powerproject.
- Sequence trades, manage the critical path and update programmes against progress.
- Coordinate subcontractor programmes and long-lead procurement.
- Chair regular progress meetings and provide programme updates to clients and internal stakeholders.
- Manage extensions of time and delay notifications where required.
General Project Management
- Manage the day-to-day site activities of subcontractors and direct labour.
- Maintain high standards of health & safety, including CDM duties, RAMS reviews and site inspections.
- Build and maintain strong client relationships throughout the project lifecycle.
- Provide buildability input to the Pre-Contracts/Estimating team on live tenders.
About You
The successful candidate will have:
- 5+ years' Project Management experience within fit-out and refurbishment.
- Experience delivering commercial CAT A and/or CAT B projects is highly desirable.
- Strong working knowledge of JCT contracts, particularly Design & Build or Intermediate.
- The ability to manage cost reporting, CVRs, programmes and quality documentation independently.
- Strong subcontractor management, communication and negotiation skills.
- A commercially aware approach with the ability to identify and manage project risks.
- SMSTS.
- CSCS Black or Gold Card.
- First Aid at Work.
