About the Role
Accommodation Yes is looking for a reliable, skilled and versatile General Property Maintenance Contractor to support the ongoing maintenance of our residential properties across Maidstone and the surrounding area.
This is a flexible self-employed opportunity, with the amount of work varying according to our workload. We anticipate typically having 8–40 hours of work available per week, depending on workload and contractor availability, providing an opportunity for someone looking for regular additional work or a flexible contracting arrangement.
The successful contractor will undertake a variety of general property maintenance and repair tasks, helping us maintain our properties to a high standard and ensuring that maintenance issues are dealt with promptly and professionally.
You will work independently while liaising closely with our Housing Operations Manager and other members of the team. The role will also involve occasional interaction with tenants, so a professional, respectful and approachable manner is essential.
Key Responsibilities
- Carrying out general property repairs and maintenance across our residential properties.
- Responding to maintenance requests and completing agreed works within appropriate timescales.
- Identifying and reporting potential maintenance issues during visits to properties.
- Carrying out routine maintenance and property checks.
- Undertaking plumbing, minor electrical, carpentry, decorating, joinery and general repair works where appropriately qualified, competent and insured to do so.
- Diagnosing problems and identifying practical and cost-effective solutions.
- Ensuring completed work is to a high standard and properties are left clean and tidy.
- Liaising professionally with tenants and staff when attending properties.
- Maintaining accurate records of work completed and materials used.
- Providing photographs and updates where required.
- Working in accordance with relevant health and safety requirements.
- Following Accommodation Yes policies and procedures when carrying out works.
- Attending urgent or emergency maintenance call-outs when available and agreed in advance.
- Advising when specialist contractors or appropriately qualified trades are required for work outside your area of competence.
Essential Requirements
- Previous experience in general property maintenance or a similar role.
- Own reliable vehicle suitable for carrying tools and materials.
- Own tools appropriate for general property maintenance.
- Good knowledge of a range of property maintenance tasks.
- Practical, hands-on approach with good problem-solving skills.
- Ability to work independently and manage your own workload.
- Good communication and customer service skills.
- Reliable, punctual and professional approach.
- Good attention to detail and pride in the quality of your work.
- Ability to work respectfully within occupied residential properties.
- Availability to undertake work flexibly depending on workload.
- Appropriate public liability insurance and self-employed status.
- Appropriate qualifications, insurance and competence for any specialist work undertaken.
- Willingness to undertake a DBS check where required.
Desirable Experience
- Relevant trade qualifications or demonstrable experience in areas such as plumbing, electrical, carpentry, joinery, decorating or general building maintenance.
- Previous experience working within the housing, property management or supported accommodation sector.
- Experience working in occupied residential properties.
- Basic computer/smartphone skills for receiving work instructions, providing updates and submitting photographs of completed works.
- Experience dealing with urgent or emergency maintenance issues.
What We Offer
- Flexible self-employed contracting arrangement.

- £18.00–£25.00 per hour, dependent on experience, skills, qualifications and the range of work you can competently undertake.

The Person We Are Looking For
We are looking for someone who is reliable, trustworthy and takes pride in their work.
You should be comfortable working independently, able to assess a maintenance problem and determine the best practical solution, and have the confidence to communicate professionally with tenants and colleagues.
The successful contractor will be someone we can rely upon to complete agreed works to a high standard, work professionally within occupied properties and keep us informed throughout the process.
