· £35,000 basic salary
· Annual profit share bonus based on portfolio growth and management performance.
We would expect OTE to reach circa £45k year 1 & £55k year 2 and continue to grow.

About the Role
Our client is looking for an experienced, driven and personable Lettings & asset manager to join our growing team. This is an exciting opportunity for someone who enjoys winning new business while delivering exceptional property management and customer service.
You will be responsible for the entire lettings journey, from securing new instructions and marketing properties through to managing tenancies and building long-term landlord relationships.
This isn't a standard lettings negotiator or property management role.

Key Responsibilities
Business Development & Lettings
· Carry out lettings valuations.
· Win new instructions and onboard new landlords.
· Market available properties across relevant platforms.
· Conduct property viewings.
· Negotiate offers and agree new tenancies.
· Promote the Lettings Department to generate new landlord leads and expand the managed portfolio.
· Build long-term relationships with landlords and identify opportunities to add further properties to our management portfolio.
Property Management
· Manage tenancy agreements from start to finish.
· Coordinate maintenance and repairs throughout tenancies.
· Carry out six-monthly property inspections.
· Liaise with contractors to ensure repairs are completed efficiently and to a high standard.
· Maintain regular communication with landlords, ensuring they are kept informed and their investments are well managed.
· Deliver a proactive, professional property management service.
Compliance
· Ensure all managed properties remain fully compliant with current legislation.
· Complete landlord Know Your Customer (KYC) checks and maintain accurate compliance records.
· Maintain a thorough understanding of property licensing schemes and current lettings legislation.
· Ensure all statutory documentation and compliance requirements are completed on time.
About You
The successful applicant will have:
· Minimum 3 years’ experience in residential lettings agency and/or property management.
· ARLA qualification (preferred) not essential but would be expected to pass within 12 months.
· Experience in block management would be an advantage as this will be an aspect of the role.
· Full UK driving licence.
· Own vehicle preferred (mileage allowance available if applicable).
· Excellent knowledge of current lettings legislation and compliance.
· Excellent organisational and time management skills.
· A proactive, self-motivated and results-driven approach.
· Strong negotiation and communication skills.
· A personable and professional manner with the ability to build lasting client relationships.
· Excellent problem-solving abilities.
· Confidence working under pressure and handling challenging situations.
Working Hours – can be spoken about in a flexi term.
Roughly Monday to Friday
9:00am – 6:00pm (Office based)
Saturday
For viewings & valuations when required (time worked can be offset in lieu during the following week.)
Annual Leave
- 32 days, to include all bank holidays & Xmas shutdowns normally 4 days. pro rota
Pay: £40,000.00-£45,000.00 per year
