Nexus Recruitment have been instructed by an established managing agent in Brighton, who are looking for an experienced Block Manager to oversee a local portfolio in the area. This role will suit an experienced candidate able to manage a portfolio from start to finish. Core responsibilities:
- Acting as the main point of contact for leaseholders, residents, freeholders and contractors.
- Managing service charge budgets, expenditure, arrears and year-end accounts.
- Overseeing planned and reactive maintenance, repairs and contractor performance.
- Conducting regular site inspections and ensuring communal areas are maintained to a high standard.
- Ensuring compliance with relevant health & safety, fire safety and leasehold legislation.
- Managing major works and Section 20 consultation processes where required.
- Organising and attending AGM/Residents’ meetings and preparing relevant reports and notices.
- Dealing with leaseholder queries, complaints and breaches of lease.
This is a new role within the business due to portfolio growth, and one that will offer long term progression to senior level for the right individual. The following skillset/experience is required:
- Previous experience in leasehold block management is essential, ideally at property manager level
- TPI level 2 minimum, preferably level 3 or 4
- Full UK driving license and access to own car
- Based locally or across the south coast
