Freelance Quantity Surveyor
London | Semi-Remote
Middlesex Construction is looking for an experienced Freelance Quantity Surveyor to support our growing portfolio of high-end residential construction projects across London.
We are ideally looking for someone with a strong background in residential construction, who understands the practical realities of working on bespoke homes, extensions, renovations, basements and high-specification projects.
This is a semi-remote freelance position. The successful candidate will ideally be London-based and able to attend projects when required for site visits, valuations and project reviews, with the majority of the role being carried out remotely.
The Role
We are looking for a Quantity Surveyor who can take responsibility for the commercial management of projects from an early stage through to completion.
Key responsibilities will include:
- Preparing and reviewing project budgets and cost plans
- Producing accurate estimates and cost forecasts
- Reviewing subcontractor and supplier quotations
- Obtaining and comparing quotations where required
- Managing project costs and monitoring expenditure
- Preparing and managing monthly valuations
- Assessing completed works and valuing variations
- Preparing variations and ensuring they are properly costed and recorded
- Reviewing subcontractor applications for payment
- Preparing payment recommendations and cost reports
- Monitoring project profitability and margins
- Identifying potential cost overruns and commercial risks
- Supporting procurement and subcontractor appointments
- Measuring works and materials where required
- Maintaining accurate project cost records
- Working closely with the project manager, site team and company directors
- Attending sites periodically to assess progress, verify works and carry out valuations
- Providing commercial advice throughout the project lifecycle
Ideal Candidate
We are ideally looking for someone who:
- Has proven experience as a Quantity Surveyor
- Has strong experience within residential construction
- Understands high-end residential projects, renovations, extensions and/or new builds
- Is confident carrying out valuations and assessing completed works
- Has strong knowledge of construction costs, labour, materials and subcontractor pricing
- Can confidently review quotations and identify discrepancies
- Is commercially minded and understands project profitability
- Has excellent attention to detail
- Is organised and able to manage multiple projects
- Can work independently with minimal supervision
- Is comfortable communicating with contractors, suppliers, project managers and directors
- Is confident using spreadsheets and relevant QS/commercial software
- Has a practical understanding of construction and how projects are delivered on site.
Working Arrangement
This is strictly a freelance position.
We are open to different arrangements depending on the candidate's experience and preference, including:
Hourly Rate
For ongoing QS support across multiple projects.
Fixed Fee / Project Package
An agreed fee for the commercial management of an individual project.
We are particularly interested in finding someone who can develop an ongoing working relationship with the business while retaining the flexibility of a freelance arrangement.
Location
London / Greater London preferred.
The role is predominantly remote, with occasional site visits required across our residential projects.
We would ideally like someone who is London-based and can attend sites when necessary, while carrying out the majority of their QS work remotely.
Pay: £300.00-£450.00 per day
