New Leaf Accommodation Ltd is looking for a reliable, skilled, and proactive Maintenance Operative / Handyman to maintain our portfolio of supported accommodation properties. You will ensure our homes remain safe, compliant, clean, and well-presented while providing a high-quality service to both residents and staff.
The successful candidate will be responsible for carrying out day-to-day repairs, preventative maintenance, property inspections, and ensuring all works are completed to a high standard.
Key ResponsibilitiesGeneral Maintenance
- Carry out general repairs across all supported accommodation properties.
- Complete plumbing repairs including taps, toilets, sinks, showers, wastes and leaks.
- Undertake basic electrical repairs such as replacing sockets, switches, light fittings and smoke alarms (within competency).
- Perform carpentry work including doors, locks, handles, skirting boards, shelving and minor joinery.
- Carry out decorating including painting, filling and making good walls.
- Repair flooring, tiles and other internal finishes.
- Assemble and install furniture and white goods.
- Replace locks and secure vacant properties when required.
Property Inspections
- Conduct routine inspections of all properties.
- Identify maintenance issues before they become major problems.
- Report any health and safety concerns immediately.
- Photograph completed works and maintain accurate maintenance records.
Compliance & Safety
- Ensure properties remain compliant with health and safety requirements.
- Test smoke alarms and carbon monoxide alarms during visits.
- Report any gas, electrical or structural concerns immediately.
- Assist with fire safety checks where required.
- Ensure communal areas remain safe and hazard free.
Void Properties
- Prepare vacant properties for new residents.
- Complete minor refurbishments.
- Carry out snagging works.
- Deep clean and prepare rooms where required.
- Ensure rooms are fully furnished and ready for occupation.
External Maintenance
- Maintain gardens and external areas.
- Remove rubbish and fly tipping where necessary.
- Repair fences, gates and external fixtures.
- Carry out seasonal maintenance including gutter clearing and pressure washing.
Working with Residents
- Treat all residents professionally and respectfully.
- Be mindful that many residents are vulnerable adults.
- Report any safeguarding or welfare concerns to the Housing Team.
- Maintain confidentiality at all times.
Record Keeping
- Complete maintenance reports after every visit.
- Update the maintenance system with completed works.
- Keep accurate stock records of tools and materials.
- Liaise with the Housing Officer regarding outstanding jobs.
Essential Skills & Experience
- Experience as a handyman, maintenance operative or multi-skilled tradesperson.
- Strong knowledge of plumbing, carpentry and general property maintenance.
- Basic electrical and plumbing knowledge.
- Ability to diagnose maintenance issues quickly.
- Good problem-solving skills.
- Excellent communication skills.
- Ability to work independently and manage workload.
- Full UK Driving Licence.
- Comfortable travelling between multiple properties each day.
Pay: From £2,400.00 per month
