London Safety Checks is seeking fully certified, competent subcontractors (or a multi-trade team) to price and execute a comprehensive package of Fire Risk Assessment (FRA) remedial works at a commercial premises in London.
The works must be completed to strict British Standards, and full compliance certification/sign-off will be required for each section upon completion.
Scope of Works:1. Passive Fire Protection & Compartmentation (FIRAS / BM TRADA Certified)
- Fire Stopping: Supply and install fire-rated compartmentation materials (fire batts, mastic, pillows) to seal deficient penetrations in electrical cupboards and office spaces to protect critical escape routes. All works must achieve the appropriate fire resistance in accordance with BS 476.
- Fire Door Remedials & Replacements: Execute required remedial actions on existing fire door sets. This includes upgrading hardware, replacing intumescent strips/smoke seals, adjusting overhead door closers to correct legal tolerances, and installing new certified FD30/FD60 door sets where full replacement is necessary.
2. Electrical & Emergency Systems (NICEIC / NAPIT Certified)
- Smoke Ventilation (AOV) & Control Panels: Trace and test existing automated smoke ventilation circuits connected to central control panels. Confirm zone connectivity and provide technical recommendations/pricing for system testing or panel relocation if required.
- Emergency Lighting: Inspect, test, and complete necessary repairs or full replacements for deficient emergency lighting units along designated escape routes to ensure full compliance with BS 5266.
3. Fire Extinguishers & General Hazard Maintenance
- Fire Extinguishers: Supply, commission, or service multi-purpose portable fire extinguishers and fire blankets to ensure full, compliant layout coverage.
- Hazard Removal: Safely remove and arrange for the proper disposal/clearance of unauthorized portable electric space heaters across the premises.
Contractor Requirements:
- Must be based in or actively covering London.
- Relevant third-party accreditations are strictly required (FIRAS, BM TRADA Q-Mark, NICEIC, or NAPIT).
- Must provide a fully itemized breakdown of labor and materials for pricing.
- Ability to issue formal Certificates of Conformity/Compliance immediately upon job completion.
