We are seeking an experienced and customer-focused Property Manager to join our Block Management team based in Hertford. This is a full-time role with some Hybrid working. This is an exciting opportunity for a highly organised and proactive individual with strong leasehold management experience to oversee a varied residential portfolio and deliver exceptional service to clients and leaseholders.
The successful candidate will have extensive knowledge of residential block management, service charge budgeting, contractor management, compliance, and major works projects. You will be confident managing complex developments, resolving issues professionally, and building strong working relationships with all stakeholders.
Responsibilities
- Ensure the smooth running of a portfolio.
- Issuing workload to assistant and other property manager within your team, providing support when needed.
- Conducting weekly meetings with team to track progress of work
- Proactively manage a portfolio in accordance with the management agreement and terms of the lease
- Management of all contractors, creating contracts, checking on services, reading service reports, escalating issues as and when they arise
- Drafting and serving S20 notices for major works
- Project management of major works
- Managing own workload and ensuring all project deadlines are met
- Co-ordinate, chair and attend AGM’s & Director meetings
- Draft and prepare agenda/ minutes for board meetings
- Corresponding with residents/ developers/ RMC’s
- Email management, respond to enquiries and resolve issues efficiently and professionally
- Encouraging a harmonious relationship between all parties
- Dealing with conflict resolution
- Service charge budgeting, analysing accounts and drafting budgets for each management company
- Approval of invoices for payment on a monthly basis
- Interpret leases and ensure compliance with lease obligations
- Handle breaches of lease and liaise with solicitors where necessary
- Assist with insurance claims and legal matters relating to the portfolio
- Conducting regular site visits, typing reports and follow up any major issues
- Raising all service contracts for statutory equipment on sites, raising service orders, reading service reports and ensuring all compliance is up to date
- Demonstrate a strong understanding of the Building Safety Act 2022 and current leasehold legislation
- Review and interpret Fire Risk Assessments and communicate findings clearly to clients and residents
- Understand fire door regulations, compartmentation issues, and remediation requirements
- Coordinate remedial works and ensure ongoing compliance with current legislation and best practice
Required Work Experience
- Previous experience in the block management industry
- Clear understanding of financial budgeting
- Strong knowledge of leasehold property management and relevant legislation
- Experience managing service charge budgets and financial reporting
- Experience handling Section 20 consultations and major works projects
- Excellent customer service, IT and communication skills
- Confident using Microsoft Office, particularly Excel
- Knowledge of the Building Safety Act 2022 and Fire Safety legislation
- A full UK driving license and your own vehicle
