As our business continues to grow, we are looking for an experienced Contracts Manager to join our team, based from our Eastleigh office, with responsibility for overseeing the successful delivery of social housing planned and minor works contracts across the South East region.
This is a key role within the business, requiring an experienced individual who can take ownership of contracts, lead operational teams and build strong relationships with clients, residents and supply chain partners across the region.
The Role
As Contracts Manager, you will be responsible for the day-to-day management and successful delivery of social housing contracts throughout the South East, ensuring works are delivered safely, efficiently, commercially and to the required quality standards.
You will manage a combination of directly employed operatives and specialist subcontractors, ensuring resources are effectively planned and allocated to meet programme and contractual requirements.
You will be expected to have a strong understanding of the commercial requirements of your contracts; however, you will be fully supported by an experienced Quantity Surveyor and the Jones Building Group senior management team. This allows the Contracts Manager to focus on strong operational delivery, leadership, client relationships and contract performance while receiving dedicated commercial support.
Key responsibilities will include:
- Managing the delivery of planned and minor works contracts within the social housing sector across the South East.
- Leading and managing directly employed operatives across multiple workstreams and geographical areas.
- Managing and coordinating subcontractors and supply chain partners.
- Responsibility for contract performance, programme, quality, health & safety and customer satisfaction.
- Working closely with the allocated Quantity Surveyor and senior management team on commercial performance, valuations, variations, costs and contract reporting.
- Managing operational budgets and ensuring works are delivered efficiently and profitably, with appropriate commercial support.
- Monitoring productivity and operational performance against agreed KPIs.
- Planning labour, materials, plant and subcontract resources across the South East region.
- Working closely with Commercial, Finance, Health & Safety and operational teams.
- Developing and maintaining strong relationships with clients, housing associations, residents and other stakeholders.
- Ensuring works are completed within agreed timescales and to the required specification.
- Identifying and resolving operational issues before they impact programme or customer satisfaction.
- Supporting the mobilisation and continuous improvement of contracts.
- Providing leadership, coaching and support to Contract Managers, Supervisors and site-based teams where required.
- Ensuring all works are delivered in accordance with company policies, contractual requirements and relevant legislation.
About You
Previous experience within the social housing sector is essential.
We are looking for someone who has a proven track record of managing planned maintenance, minor works or property services contracts, ideally within a housing association, local authority or social housing environment.
The successful candidate will ideally have experience managing planned works programmes ranging in value from approximately £25,000 to £1 million, demonstrating the ability to manage both smaller individual projects and larger, complex programmes of work.
Experience delivering kitchen and bathroom refurbishment contracts within the social housing sector would be highly advantageous.
You will need to be an experienced people manager who is comfortable managing both directly employed operatives and subcontract supply chains across multiple locations.
The successful candidate will have:
- Proven experience as a Contracts Manager within social housing/property maintenance.
- Experience delivering planned and/or minor works programmes.
- Experience managing planned works contracts ranging from approximately £25,000 to £1 million.
- Experience delivering kitchen and bathroom refurbishment contracts is advantageous.
- Strong leadership and people-management skills.
- Experience managing directly employed trades and subcontractors.
- Good commercial awareness and an understanding of contract performance.
- Excellent organisational and programme management skills.
- A strong understanding of health & safety and quality requirements.
- Excellent communication and customer relationship skills.
- The ability to manage multiple priorities and work effectively under pressure.
- A proactive approach with the ability to identify problems and implement solutions.
- A full UK driving licence.
What We Offer
- £52,000 – £60,000 salary, depending on experience.
