Salary: £50,000+ KPI bonus (OTE £60,000) / car allowance/ benefits etc.
About Us
Dowry Maintenance is a commercial property maintenance company providing hard and soft FM services e.g. mechanical & electrical maintenance, cleaning, grounds, compliance and minor works across planned, reactive and project work to clients across the South West and South Wales. As we continue to grow, we're looking for an experienced Works Director to take ownership of our operational delivery and drive standards across the business.
Role Purpose
The Works Director is responsible for the operational leadership of all works delivery across the business - ensuring contracts are delivered safely, on time, to quality standard, and within budget. This is a senior leadership role, holding overall accountability for field operations, subcontractor performance, health & safety compliance, and client satisfaction, while working closely with the Managing Director and General Business Director on strategic growth and margin performance.
Key Responsibilities
Operational Leadership
- Own end-to-end delivery of all contracted and reactive works, including planned preventative maintenance (PPM), reactive maintenance, and minor/project works
- Lead and manage a team of engineers, contractors and service desk staff to ensure consistent service delivery across all clients and locations
- Set and monitor KPIs/SLAs for response times, first-time fix rates, completion rates, and client satisfaction
- Manage escalations and team performance, and ensure timely resolution of operational issues
Health & Safety and Compliance
- Hold ultimate operational responsibility for health & safety across all works, ensuring full compliance with CDM, RAMS, and statutory obligations
- Champion a strong safety culture, ensuring incidents are reported, investigated, and lessons embedded
- Ensure all statutory compliance certification (gas, electrical, fire, water hygiene etc.) is up to date and audit-ready
Commercial and Financial Performance
- Manage works budgets, ensuring delivery within agreed cost parameters and identifying opportunities to improve margin
- Work with the commercial/finance and estimating team on pricing, variations, and contract renewals
- Monitor subcontractor and supply chain performance, cost, and compliance
- Oversee the management of team time sheets and payroll to ensure that all salaries are paid in a correct and efficient manner
People Management
- Recruit, develop, and performance-manage the Works Team
- Set clear objectives, conduct regular reviews, and build a strong succession pipeline
- Foster a culture of accountability, quality, and continuous improvement
- Effectively manage the team of onsite staff to address problems or concerns and ensure that all clients get the best level of service
Client and Stakeholder Management
- Act as senior escalation point for key clients, team managers and service desk staff, building strong relationships and trust
- Attend client review meetings, presenting performance data and identify and implement improvement plans
- Support marketing and business development with input on mobilisations, tenders, and new contract set-up
Strategic Contribution
- Sit on the senior leadership team, contributing to business strategy, operational smooth-running and growth plans
- Identify opportunities to improve processes, systems, and operational efficiency
- Support mobilisation of new contracts and integration of acquisitions where relevant
Person Specification
Essential
- Significant experience in a senior operational leadership role within facilities management, building services, or a related industry
- Strong working knowledge of H&S legislation and compliance requirements (NEBOSH or IOSH qualification desirable)
- Proven track record managing multi-site operations, budgets, and P&L responsibility
- Strong people leadership skills, with experience managing management-level direct reports
- Excellent client relationship and stakeholder management skills
- Commercially astute, with experience managing contract margins and cost control
- Full UK driving licence
Desirable
- Trade or engineering background (mechanical, electrical, or building services)
- Experience with CAFM systems and works management software
- Experience with contract mobilisations and tender support
- Professional qualification in facilities management, engineering, or business
