Our client is an External & Internal Refurbishment Specialist, established in 1989. They are experienced building contractors providing a wide range of services, both in the public and private sectors, whilst maintaining its core ethos of giving the personal touch. Projects range from £2 - £10 million, across London and within the M25.
They are seeking an experienced Quantity Surveyor or can also turm their hand to some Estimating when required.
Job Description
As a Senior Quantity Surveyor, you will play a pivotal role in managing the financial and contractual aspects of our construction projects. You will oversee cost estimation, budgeting, procurement, and value engineering to ensure projects remain commercially viable while meeting quality and regulatory requirements. Collaborating with project managers, contractors, and clients, you will minimise risks, maximise value, and contribute to our commitment to sustainable and efficient builds.
Key Responsibilities
- Oversee the development of detailed cost plans, budgets, and quantity take-offs based on drawings, specifications, and site conditions to support project feasibility and tendering processes.
- Review and negotiate contracts, subcontracts, and tender documents, including bills of quantities, to secure optimal terms and mitigate commercial risks.
- Monitor project costs throughout the lifecycle, tracking variations, forecasting expenditures, and implementing cost control measures to ensure projects stay within budget.
- Conduct value engineering exercises and risk assessments to identify savings opportunities without compromising quality or safety.
- Manage subcontractor payments, certifications, and claims, coordinating with site teams to verify quantities and progress against approved drawings.
- Advise on procurement strategies, material sourcing, and sustainable practices to align with project goals and environmental standards.
- Prepare regular financial reports, progress updates, and final accounts for clients and internal stakeholders, highlighting key metrics and variances.
- Liaise with architects, engineers, clients, and enforcement bodies to resolve contractual disputes and ensure compliance with building regulations.
- Mentor junior quantity surveyors and contribute to team development, fostering a collaborative culture of commercial excellence.
- Stay abreast of industry trends, such as BIM (Building Information Modeling) and green construction, to enhance project efficiency.
Requirements for the Role
Qualifications and Experience
- Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field (required).
- Chartered status (MRICS or equivalent from CIOB) or working towards it (highly desirable).
- Minimum of 5-7 years' experience in quantity surveying within the construction industry, with at least 3 years in a senior role on diverse projects (e.g., commercial, residential, or civil engineering).
- Proven track record in cost management, contract administration, and handling variations/claims.
Knowledge and Technical Skills
- In-depth understanding of construction processes, contract forms (e.g., JCT, NEC), and UK building regulations.
- Proficiency in QS software (e.g., CostX, Candy, or Bluebeam) and Microsoft Office Suite, including Excel for financial modelling.
- Strong analytical skills for accurate quantity take-offs, budgeting, and forecasting.
