The role
We are looking for an experienced Senior Property Manager to join our Manchester team and take full ownership of a defined residential property portfolio.
You will retain the complete responsibilities of a Property Manager, managing every stage of the tenancy lifecycle and ensuring each property is compliant, well maintained and delivering strong value for landlords and a positive experience for tenants.
Alongside managing your own portfolio, you will provide advice and support to other Property Managers, assist with complex cases, help develop junior or newly appointed colleagues and contribute to improving standards and processes across the department.
This is a senior individual-contributor role rather than a formal line-management position. You will, however, be a trusted and visible source of guidance within the team.
Key responsibilities
- Act as the main point of contact for landlords and tenants within your portfolio.
- Manage the full tenancy lifecycle, including onboarding, renewals, move-ins, move-outs and tenancy exits.
- Log and manage maintenance requests through to resolution, liaising with contractors and monitoring quality, cost and timescales.
- Maintain property compliance, including gas safety, EICR, EPC, licensing, PAT and damp and mould requirements.
- Keep accurate property, tenancy and compliance records within Reapit, including conversations, tasks, documents and follow-up activity.
- Manage deposit deductions fairly and within company timescales, gathering supporting evidence and helping to minimise avoidable disputes.
- Monitor rent arrears and support recovery or legal processes where required.
- Handle complaints, difficult conversations and escalations calmly and professionally.
- Provide landlords with proactive updates and commercially aware advice on repairs, arrears, compliance and tenancy performance.
- Work closely with our Lettings, Maintenance and Finance teams to minimise voids and provide seamless service delivery.
Additional senior responsibilities
- Act as a reliable point of advice and best-practice guidance for other Property Managers.
- Support the onboarding, training and development of junior or newly appointed colleagues.
- Help colleagues resolve complex landlord, tenant, contractor, compliance and deposit matters.
- Share knowledge and encourage consistency, accountability and high service standards across the team.
- Identify recurring issues and suggest practical improvements to processes and departmental performance.
- Contribute to departmental projects and positively influence team culture.
- Recognise when management input is required and escalate risks appropriately.
What we are looking for
- Proven experience independently managing a residential property portfolio.
- Strong knowledge of tenancy legislation, landlord obligations and property safety compliance.
- Experience managing inspections, repairs, contractors, deposits, arrears and complaints.
- Excellent organisation and prioritisation skills, with the ability to manage a busy workload accurately.
- A confident and professional communication style, including the ability to handle difficult conversations.
- Sound judgement, commercial awareness and a proactive, solutions-focused approach.
- The confidence and credibility to support, coach and positively influence colleagues.
- Experience using Reapit, Goodlord or a similar property management system is desirable.
- Experience within agency, build-to-rent or purpose-built student accommodation would be beneficial.
An existing ARLA Propertymark qualification is welcomed but is not essential.
