Maintenance Operative – Supported Living Services
Location: Bedford, Leicester, Derby and Nottingham

Overview
We are looking for a reliable, practical and proactive Maintenance Operative to join our supported living organisation, providing maintenance support across our residential properties in Bedford, Leicester, Derby and Nottingham.
The successful candidate will be responsible for ensuring that our supported living homes remain safe, well maintained, comfortable and compliant for the people we support and our staff teams.
This is a varied, hands-on role involving general property maintenance, repairs, safety checks and coordination of more specialist works where required. You will travel between our services, responding to maintenance issues and helping us maintain a high standard across all properties.
The role can be offered on either a full-time or part-time basis, depending on experience and availability.
Key Responsibilities
- Carry out routine inspections of supported living properties and identify maintenance or safety concerns.
- Complete general repairs and maintenance, including minor plumbing, basic electrical work, decorating, carpentry, fixtures, fittings and general property repairs.
- Respond promptly to maintenance requests raised by service managers and staff teams.
- Carry out preventative maintenance to reduce breakdowns and avoid more significant repairs.
- Inspect doors, locks, windows, flooring, furniture, lighting, bathrooms, kitchens and other facilities to ensure they remain safe and functional.
- Carry out or support regular fire door inspections and fire safety checks across our properties.
- Identify defects with fire doors, door closers, seals, hinges and other fire safety equipment and ensure concerns are escalated or repaired appropriately.
- Support the organisation in maintaining compliance with relevant health and safety and fire safety requirements.
- Assist with testing and monitoring safety-related equipment where appropriately trained and authorised.
- Coordinate with external contractors and specialist engineers when repairs require professional or certified intervention.
- Ensure contractors complete work safely and to an appropriate standard.
- Maintain clear records of maintenance work, inspections, repairs and outstanding actions.
- Ensure tools, materials and maintenance equipment are stored and used safely.
- Carry out minor refurbishment and improvement works when required.
- Work closely with Registered Managers, Service Managers and operational teams to ensure maintenance concerns are addressed efficiently.
- Respect the privacy, dignity and wellbeing of the people living within our supported living services at all times.
- Follow organisational safeguarding, health and safety, infection control and property management procedures.
- Travel between services in Bedford, Leicester, Derby and Nottingham as required.
Essential Requirements
The successful candidate should have:
- Previous experience in property maintenance, facilities maintenance, handyman work or a similar practical role.
- Good general knowledge of property repairs and maintenance.
- Practical skills in areas such as plumbing, carpentry, decorating, fixtures and fittings and minor repairs.
- A good understanding of workplace and residential health and safety.
- Knowledge and/or training relating to fire safety and fire doors.
- Ability to identify potential fire door defects and other property safety concerns.
- Ability to work independently and organise maintenance work across several properties.
- Good problem-solving skills and the ability to assess whether a repair can be completed internally or requires a specialist contractor.
- Good communication skills and the ability to work professionally with managers, staff, contractors and the people we support.
- Ability to maintain accurate records of work undertaken.
- A responsible and safety-conscious approach to all maintenance activities.
- Flexibility to travel between services.
Driving Requirement
A full UK driving licence is essential, as the role involves regular travel between our supported living properties in Bedford, Leicester, Derby and Nottingham.
Desirable
It would be advantageous to have:
- Formal Fire Door Inspection or Fire Door Awareness training.
- Fire Safety training.
- Health and Safety training.
- Experience working within supported living, residential care, social care or healthcare environments.
- Experience carrying out property compliance checks.
- Basic electrical or plumbing qualifications.
- Experience coordinating contractors or maintenance schedules.
- Knowledge of safeguarding and working appropriately within vulnerable adults' homes.

You will play an important role in ensuring our properties remain safe, welcoming, compliant and well maintained, while helping us respond quickly to repairs and prevent avoidable deterioration.
