Peter Colby Commercials Ltd is looking for a Maintenance Surveyor to join our property team.
- Based: Sprowston, Norwich, with travel across Norfolk and Suffolk
- Salary: £45,000
- Hours: Monday–Friday, 8.30am–5pm (37.5 hours per week)
- Holiday: 31 days including Bank Holidays
- Reporting to: Property Maintenance Manager
This is a varied, practical role coordinating maintenance across the Group property portfolio and working closely with tenants, contractors and other property stakeholders.
The role covers planned and reactive maintenance, service charge works, statutory compliance programmes and property improvement projects, with a focus on making sure work is completed safely, efficiently and to the required quality standards.
What you’ll be doing:
- Acting as the main liaison between tenants, contractors and internal stakeholders on maintenance matters.
- Responding to reactive maintenance issues and helping ensure timely resolution.
- Planning, organising and monitoring planned preventative maintenance programmes and projects.
- Creating and maintaining maintenance procedures and schedules.
- Supervising contractors and monitoring performance against agreed standards.
- Carrying out post-inspections of completed works to assess quality, compliance and value for money.
- Obtaining specialist reports, quotations and technical information where required.
- Carrying out property inspections, surveys and site visits.
- Assessing maintenance reports, worksheets and contractor recommendations.
- Preparing budget estimates for repair, replacement and renewal works, including mechanical plant and equipment.
- Monitoring maintenance expenditure and supporting budget management.
- Helping ensure compliance with Health & Safety legislation and property-related regulations.
- Maintaining accurate statistical, maintenance and financial records.
- Chairing and arranging meetings and preparing meeting minutes.
- Providing regular updates to tenants, contractors and management teams.
- Supporting out-of-hours communication between clients, tenants and contractors where required.

You’ll also need experience or capability across maintenance and project coordination, contractor management, inspection and quality assurance, planning and organisation, budget awareness and cost control, risk assessment and problem solving, attention to detail, stakeholder relationship management, communication and reporting.
