As Property Supervisor, you'll be the driving force behind one of our student communities. More than managing a building, you'll create an environment where students feel safe, supported, and valued throughout their university journey.
Leading by example, you'll inspire your team to deliver exceptional service while ensuring the property operates to the highest standards of safety, quality, and compliance. You'll take ownership of the property's operational excellence, commercial performance, financial success, and resident experience, balancing people, performance, and profitability to achieve outstanding results.
Working collaboratively with colleagues, university partners, and contractors, you'll drive occupancy, maximise revenue, develop a high-performing team, and continually enhance the student experience.

Key Responsibilities:
Operational Leadership
- Oversee the day-to-day operations of the student accommodation property, ensuring efficient and effective service delivery.
- Ensure all operational procedures, policies, and service standards are consistently implemented.
- Manage occupancy levels, room allocations, check-ins/check-outs, and resident administration.
- Monitor operational performance and implement improvements where required.
- Lead operational planning during peak periods including student arrivals and departures.
Student Experience & Customer Service
- Ensure a high standard of customer service and resident satisfaction.
- Act as an escalation point for complex resident issues, complaints, and welfare concerns.
- Foster a positive, inclusive, and supportive residential community.
- Work collaboratively with student welfare and university support teams when necessary.
- Monitor resident feedback and implement action plans for continuous improvement.
Team Management & Leadership
- Recruit, train, develop, and manage accommodation and operational staff.
- Conduct performance reviews, coaching sessions, and disciplinary procedures where necessary.
- Create staff rotas and ensure adequate staffing levels at all times.
- Promote a positive team culture focused on accountability, professionalism, and service excellence.
- Ensure staff training compliance in health & safety, safeguarding, and emergency procedures.
Health, Safety & Compliance
- Ensure full compliance with health & safety legislation, fire safety standards, safeguarding requirements, and company policies.
- Conduct regular inspections, audits, and risk assessments across the property.
- Ensure all statutory testing, servicing, and compliance documentation is completed and maintained.
- Manage emergency situations and act as the lead point of contact during incidents.
- Maintain strong knowledge of PBSA regulations and operational best practice.
Facilities & Maintenance Management
- Oversee maintenance operations, contractor performance, and planned preventative maintenance schedules.
- Ensure all maintenance issues are logged, monitored, and resolved within agreed service levels.
- Manage refurbishment, improvement, and capital expenditure projects where required.
- Monitor property presentation and standards across all communal and private areas.
Financial & Commercial Management
- Manage property budgets, cost control, and financial reporting.
- Monitor rent collection, arrears, damages, and deposit processes in collaboration with finance teams.
- Drive occupancy, retention, and revenue performance.
- Support sales, marketing, and leasing strategies to maximise bookings.
- Analyse operational and financial data to identify trends and opportunities for improvement.
Stakeholder Management
- Build and maintain strong relationships with universities, landlords, contractors, local authorities, and external partners.
- Represent the business at meetings, events, open days, and networking opportunities.
- Ensure effective communication with internal departments and senior management.
Person Specification
Essential
- Proven experience in property management, student accommodation, hospitality, or residential operations.
- Previous experience managing teams in a fast-paced operational environment.
- Strong leadership, communication, and customer service skills.
- Excellent organisational and problem-solving abilities.
- Knowledge of health & safety legislation and compliance requirements.
- Ability to manage budgets, operational targets, and multiple priorities.
- Competent IT skills including property management systems and Microsoft Office.
Desirable
- Experience within Purpose-Built Student Accommodation (PBSA).
- Relevant qualification in property management, hospitality, facilities management, or business management.
- Knowledge of safeguarding and student welfare frameworks.
- Experience managing large-scale residential or hospitality operations.
Working Conditions
- On-site presence required.
- Flexibility to work evenings, weekends, and on-call duties during peak operational periods.
- May involve travel between sites where applicable.
Pay: From £35,000.00 per year
