Role Overview - OTE £70,000 (based on project completion dates)
We are seeking an experienced Construction Project Manager to lead the successful delivery of large-scale self-storage developments across the UK. The successful candidate will oversee projects from pre-construction through to practical completion, ensuring they are delivered safely, on programme, within budget and to the highest quality standards.
The ideal candidate will have a proven track record managing self-storage developments or similar industrial, logistics or commercial projects, with a strong understanding of steel frame construction, groundworks, utilities, fit-out and client handover. You will coordinate multidisciplinary teams, manage contractors and consultants, and act as the key point of contact throughout the project lifecycle.
Key ResponsibilitiesProject Delivery
- Manage multiple self-storage construction projects from inception through to completion.
- Develop and maintain detailed project programmes and monitor progress against key milestones.
- Ensure projects are delivered safely, on time, within budget and in accordance with quality standards.
- Coordinate all stages of construction, including enabling works, groundworks, steel frame erection, cladding, M&E, internal fit-out and commissioning.
- Chair regular site progress meetings with contractors, consultants and stakeholders.
- Manage project risks and develop mitigation strategies.
- Oversee testing, commissioning and final handover to operations.
Commercial Management
- Monitor project budgets, forecasts and expenditure.
- Review contractor valuations, variations and change requests.
- Work closely with the commercial team to ensure financial objectives are achieved.
- Identify value engineering opportunities without compromising quality or programme.
- Support procurement activities and contractor appointments.
Contractor & Consultant Management
- Lead and coordinate principal contractors, subcontractors and professional consultants.
- Monitor contractor performance against programme, quality and safety objectives.
- Ensure consultants deliver information in accordance with programme requirements.
- Build collaborative relationships with all project stakeholders.
Health, Safety & Quality
- Promote an industry-leading health and safety culture across all projects.
- Ensure compliance with CDM Regulations and all relevant legislation.
- Monitor quality assurance processes throughout construction.
- Ensure all defects are addressed prior to practical completion.
Stakeholder Management
- Act as the primary project representative for internal and external stakeholders.
- Liaise with planning authorities, statutory undertakers and local authorities where required.
- Provide regular project updates to senior management.
- Manage client expectations throughout the construction process.
Skills & ExperienceEssential
- Proven experience as a Construction Project Manager delivering large-scale self-storage developments.
- Strong background in industrial, logistics, warehouse or commercial construction.
- Experience managing projects from pre-construction through to handover.
- Excellent knowledge of construction sequencing and project delivery.
- Experience managing principal contractors and multidisciplinary consultant teams.
- Strong commercial awareness with experience managing project budgets.
- Excellent planning, organisational and leadership skills.
- Ability to manage multiple concurrent projects.
- Excellent communication and stakeholder management skills.
- Full UK driving licence.
Desirable
- Degree in Construction Management, Civil Engineering, Building Surveying or a related discipline.
- Professional membership with RICS, CIOB, APM or ICE.
- SMSTS qualification.
- First Aid at Work.
- NEBOSH Construction Certificate.
- Experience working for a developer, Tier 1 contractor or specialist self-storage operator.
- Knowledge of BIM and digital project management platforms.
