PROPERTY MANAGER
Squire Estates an independent Estate Agency based in Hemel Hempstead are seeking a second Property Manager to work in our busy office helping to manage our residential lettings and property management portfolio.
A knowledge of Lettings legislation with previous experience in property management is Important, a knowledge of Street software would also be good but full training will be given if applicants are currently using an alternative CRM / account system.
You must be organised, enthusiastic, have excellent administration and IT skills, and the ability to communicate effectively with people from all walks of life as you will be in daily communication with Landlords, tenants and contractors both on the phone and face to face.
Property Management is a unique and fast paced career. Working a five day week, Monday to Friday 9am to 6pm no two days are ever the same, you never know what type of situations you will be assisting with.

The Role
The main role of the Property Manager is to work in the Lettings team to ensure the smooth running of all aspects of the Management of over 500 properties.
Working alongside a Senior Property Manager the successful applicant will be personally responsible for approximately 200 managed properties, deal with EICR reports, property renewals, some rent chasing and other relevant administrative duties.
The successful applicant will also cover the management of all properties when the Property Manager is away
The general duties will include anything from booking in EICR safety certificates and tenancy renewals, a more details list of duties is as follows:
Management
· Managing properties using the Street on line issue reporting management software as a source of information and keeping this up to date
· Dealing with maintenance related enquires, liaising with contractors, understanding costs, placing works orders and arranging repairs
· Co-coordinating our maintenance teams so repairs are conducted in a timely and efficient manner. Also supervising regular operations in some of the HMO properties e.g. cleaning, fire certification
· Liaison with tenants regarding move out dates and ensure soon-to-be vacant properties and rooms are advertised by the Lettings Negotiators, organise cleaning ready for new occupancy .
· Work quickly to deal with emergencies if they arise.
· Act as liaison between tenants and landlords
