Operations Manager (Repairs & Maintenance)
Hours: 37 Hours Per Week, Mon – Fri (3 days office / 2 days hybrid)
Contract: 26 Week Temporary Contract (with potential extension)

Rate: PAYE £35.34 per hour
We're recruiting an Operations Manager to lead the delivery of high-quality responsive repairs and maintenance services. This is a senior management role, ideal for someone experienced in housing repairs, confident in leading large teams, and committed to delivering excellence.
About the Role
As an Operations Manager, you'll oversee the end-to-end delivery of responsive repairs, voids, and planned works, managing a budget of approximately £5 million and a team of over 30 operatives and subcontractors. You'll ensure services are delivered safely, efficiently, and in line with agreed KPIs.
What you'll be doing:
- Leading multi-disciplinary teams of supervisors, operatives, and subcontractors
- Overseeing repairs, voids, and planned complex works
- Managing compliance with Health & Safety, CDM 2015, and housing regulations
- Monitoring KPIs including emergency response times, first-time fix rates, and quality audits
- Providing technical oversight on complex diagnostics (structural, damp, mould)
- Acting as the primary liaison with residents, local authorities, and stakeholders
- Driving operational excellence, value for money, and continuous improvement
What We're Looking For
We're looking for someone proactive, technically skilled, and confident in leadership.
You'll ideally have:
- Proven experience as a Repairs Manager or similar role in social housing
- Contractor/DLO background with multi-trade self-delivery experience
- Strong knowledge of building regulations, housing safety, and NHF Schedule of Rates
- Excellent people management skills, including coaching, mentoring, and performance management
- Ability to deliver value for money through effective resource allocation
- Qualifications such as SMSTS, NVQ Level 6, ILM Level 5 (CIOB/RICS desirable)
- A full UK driving licence
