About the Role
Smeaton Students are seeking an experienced and driven Student Lettings Negotiator & Property Coordinator to join our dynamic Plymouth team. This is a dual role, perfect for someone who thrives in a fast-paced environment and enjoys building relationships while keeping operations running smoothly.
You’ll take ownership of both the front-end lettings process — from conducting viewings and negotiating deals — through to the back-end coordination of properties, ensuring maintenance, compliance, and tenancy management are handled to the highest standards.
This position requires a minimum of 2 years’ experience in lettings or property management, with a proven track record in delivering excellent customer service and achieving results.
Key Responsibilities
- Register and qualify new applicants, matching them to suitable properties
- Conduct viewings and provide detailed feedback to landlords
- Negotiate tenancy terms and prepare tenancy agreements
- Coordinate move-ins, renewals, and check-outs
- Manage maintenance issues and liaise with contractors to ensure timely resolutions
- Oversee property compliance — gas safety, EPCs, EICRs, deposit registration, etc.
- Keep landlords updated on their property performance and any ongoing issues
- Maintain accurate records within the CRM and ensure all documentation is compliant
- Contribute to marketing efforts, including portal listings and social media promotions
- Deliver an exceptional level of service to both landlords and tenants
Skills & Experience Required
- 2 years experience in Student lettings or property management preferred, but not essential
- Excellent communication and negotiation skills
- Strong organisational skills with the ability to multitask effectively
- Confident and professional when dealing with clients at all levels
- Sound knowledge of lettings legislation and compliance requirements
- Proficient with CRM systems and Microsoft Office
- Full UK driving licence and own vehicle preferred

Pay: £26,000.00-£31,500.00 per year
