Job Summary
Busy Estate Agency in Fulham, London, are seeking an experienced, dedicated and organised Property Manager to cover a year's maternity leave with the strong potential for employment thereafter, to oversee the management of rental properties and ensure excellent service for landlords and tenants. The successful candidate will be responsible for maintaining property portfolios, handling administrative tasks, and fostering positive relationships with clients. Responsibilities
- Organise repairs/handle maintenance enquires.
- Manage contractors and ensure works are completed to a good standard.
- Liaise with landlords and tenants to address queries, resolve maintenance issues, and provide regular updates.
- Process deposit returns and deal with deposit related queries.
- Inform landlords of licensing requirements and compliance matters.
- Organise property inspections in a timely manner.
- Ensure certificates such as GSC, EICR, EPC and other property documents are up to date.
- Handle insurance claims and liaise with relevant parties.
- Arrange property inspections and draw up reports to landlords.
- Ensure managed properties are ready for new tenants to move in.
- Obtain and manage contractor quotes, approve works where appropriate, and process invoices.
- Ensure properties meet health and safety requirements, including smoke alarms, CO alarms, and fire safety checks.
- Liaise with block management companies, contractors, councils, and other third parties.
- Deal with emergency maintenance issues and out-of-hours problems when required.
Qualifications
- Proven property management experience
- Strong phone etiquette and communication skills to effectively liaise with clients and colleagues
- Organised approach to managing multiple tasks simultaneously
