Self-employed | £200 per building + up to £12,500+ commission on every deal you source
The pitch
Some of the best office space in the world is in Central London. Roof terraces over Mayfair. Restored warehouses in Clerkenwell. Floors with views across the entire city. The Shard, The Gerkin, 22 Bishopsgate, Devonshire House etc. We are looking at attracting Hedge Funds to Exciting AI companies.
Currently most offices gets marketed with three static photographs and a PDF.
Meanwhile the people who actually decide where a company sits, founders, COOs, the person who's been told to "sort the next office" are on their phones like everyone else. Nobody is reaching them properly.
We would need you to film the buildings, build the channels and bring us the occupiers. We pay you for the content, and where it gets exciting is we pay you again with exciting commission, every time one of your leads turns into a deal.
The money
£200 per building package. One shoot, a full set of assets: a hero edit of the building, three vertical cuts, one "on your doorstep" cut covering the transport links, green spaces, local cafés and restaurants a few minutes from the front door, and a set of stills. Delivered ideally within 5 working days. Covers your travel and expenses. Invoiced monthly, paid monthly, whether the building lets or not. We have hundreds of buildings we can potential film.
£200 per area film. When we move into a new postcode we commission a wider neighbourhood piece: transport, gyms, the character of the area, the reasons a team wants to be there at all. Filmed once, used across every building we market there.
Commission on every deal you source. You make the introduction. We run the compliance, cover the insurance, do the viewings, the negotiation, and the close. You get paid the month our fee has been paid.
What that's worth depends on the size of the requirement:

A larger requirement could easily be £12,500 +
One introduction a month, at the middle of that range, is £75,000 a year in commission.
A few larger introductions this could be as high as £100,000 a year in commission.
On top of the content fees. There's no cap and there never will be, every occupier you find is money.

We'll be straight with you at interview about how many buildings we're able to film so you can do your own maths on the filming side rather than take our word for it.
What you'd actually be doing
Filming is maybe a third of it. The rest is the part that finds tenants.
- Film the buildings. Walkthroughs, terraces, receptions, amenity floors, and what's on the doorstep — the details that make someone want a viewing. We'll allocate buildings in your patch each month so you know what's coming.
- Film the areas. A neighbourhood piece per postcode we're active in.
- Build the channels. Instagram, TikTok, LinkedIn, wherever the audience actually is. You decide. Growing this from a standing start is the core skill we're hiring for, not the camerawork.
- Run the paid campaigns. When something's performing we'll fund it. You'd plan and run those campaigns on our accounts and our budget, and be accountable for what they return.
- Hunt for the opportunities. The best leads rarely arrive by DM. They're companies that just raised, teams that have visibly doubled, businesses posting from an office they've clearly outgrown. Spotting them and getting in front of them is a big part of this.
- Hand leads over properly. Registered with us, with enough context that our team can pick up the phone and be useful.
- Tell us what's working. So we can put more money and more buildings behind it.
The idea is that you will be on camera
Some of this works better with a person in it. A face walking the floor, reacting to the view, telling someone why this building and not the one next door. Buildings don't have personalities. You do and let's have fun with it.
You don't need to be a performer and we're not asking for a presenting showreel.
Who you'd be working with
You'd work directly with our founder, 20 years into Central London commercial agency, who knows the buildings, the landlords, and how deals actually get done.
This isn't a training scheme and you won't be shadowing anyone. You'll be standing in buildings with someone who can tell you why a floor is priced where it is, what a tenant is really looking for, and which enquiries are worth your time. That knowledge will be given to you on days one.
The partnership
This only works because each of us has exactly what the other is missing.
We bring twenty years of Central London commercial agency. The instructions. The landlord relationships. Knowing what a floor is really worth and how a negotiation gets landed. All the professional and compliance machinery behind a letting that turns an enquiry into a completed deal and a fee worth sharing.
You bring the half we don't have. The ability to reach thousands of exactly the right people, hold their attention, and make them want to see a building.
We'd have the best space in London and a phone that only rings when someone happens to find us. You'd have an audience and nothing worth selling them. Put them together and it works.
That's why you're paid on the fee rather than by the hour. You're taking a share of what we build together. For the right person there's scope for this to become something a good deal bigger than a filming arrangement.
We're taking on a handful of partners rather than one, each on their own patch. The audience that gets a tech founder in Shoreditch studio is not the audience that moves a Hedge fund across Mayfair, and we'd rather have someone genuinely strong in each than one person stretched across all of it. You'd own your area, and the buildings in it.
What we provide
- Advertising budget. When content is performing, we put our own money behind it to push reach. More reach, more leads, more commission for you. Leads from paid campaigns still attribute to you.
- Access and permissions. We hold the instructions and sort filming permissions with landlords and sitting tenants before you turn up.
- The entire back end. Viewings, heads of terms, negotiation, completion. You are never expected to close a commercial letting unless you want to learn how to?
- AML and KYC. All anti-money-laundering checks, source-of-funds work, and client onboarding sit with us as the regulated firm. You never touch client due diligence or client money.
- Equipment if you want it. We've got a camera, drone and gimbal kit you can borrow. Most people prefer their own. Use whatever gets the best result.
- Market intelligence. Floor plans, availability, comparables, rental evidence. Your content will be accurate.
- Transparent lead tracking. Every introduction logged, with a status you can see. No mysteries about where your deal went.
You bring your own editing setup, your own time, and your own ideas. Your hours are yours. Your methods are yours. You make the creative calls.
Who this suits
- You've built an audience from nothing and can show us the numbers
- You shoot and edit to a standard that matches a Prime building. Phone-shot is completely fine.
- You think about short-form as a distribution problem, not an art project
- You can plan and run a paid campaign and explain what it returned, not just what it reached.
- You're already self-employed, or ready to be, and you can work a cycle that runs 1–9 months from first post to completed letting
- You'd quite like to learn how commercial property actually works, from someone who's done it for two decades
- You can get to Central London regularly
Who it doesn't suit: anyone waiting to be told what to post. Anyone who needs this to replace a salary in month one, the content fee covers your costs while you build, the commission is where the real money is.
Commercial property experience is genuinely not required. We can teach you the market.
The boring but necessary bit
This is a contract for services between two businesses. You'll invoice us as a self-employed contractor or through your own company, and you're responsible for your own tax and National Insurance. You're free to work with other clients, as long as they're not direct competitors or clients of ours.
Content ownership. Copyright in content produced under this agreement is assigned to us on delivery, with moral rights waived. We licence it straight back to you for your own portfolio and channels. Content is approved by us before publication and subject to whatever filming restrictions each landlord sets.
Confidentiality and non-circumvention. Occupier identities, requirements, and commercial terms stay confidential. Introductions arising from this engagement, landlords, occupiers, and clients, run through us and aren't routed to another agent or direct to a landlord, during the engagement or for 12 months after it ends. This also what guarantees your commission can't be worked around on a deal you sourced.
