HMO Property Designs has spent 15 years transforming standard terraced houses into high‑quality 4, 5 and 6‑bed HMOs across the North West and North East. With a packed pipeline for the next two years — plus new private apartment conversions launching — we’re expanding fast and looking for the right Joiner//Carpenter to join us.

What You’ll Be Doing
We need you to be time-served, or have relevant proven experience. You’ll work across multiple live sites in the LA14 area, taking ownership of:
· 1st, 2nd and Final Fix joinery
· full internal reconfigurations; new stud walls to create en-suite bathrooms
· new kitchen installs
· replacement windows or fixes to existing windows
· repairs to floors as needed
· general joinery work associated with conversion projects
· casings on new openings
· installation of fire doors and a master lock system
Refurb/HMO experience is a big bonus.
What We Need From You
We’re looking for someone who can step straight in and deliver. You should be:
· Confident working independently
· Calm and organised with multiple projects on the go
· A strong communicator with other trades
· Flexible, reliable and committed to high‑quality workmanship
· Able to manage your workload without supervision
We’ll be actively involved in the projects, but we need someone we can trust to get on with the job and maintain standards consistently.

· Working hours: 8am–4pm
· Start: Following a successful 3‑day trial
· Payment: Price‑per‑job basis

· Own tools and transport required
