Operations Manager – Construction & Refurbishment

The Role
We are looking for a highly organised, proactive Operations Manager to take ownership of the day-to-day delivery of multiple construction and refurbishment projects.
This is not an admin role. You will be the central link between the Director, site teams, subcontractors, suppliers and clients — making sure projects are properly planned, resourced and delivered.

Key Responsibilities
Project & Programme Management
- Plan projects from start through to completion
- Maintain a live programme across all active and upcoming jobs
- Track milestones, deadlines, dependencies and delays
- Ensure we always know what’s happening now, next and when capacity becomes available
Labour & Site Management
- Plan labour 2–4 weeks ahead
- Allocate the right people to the right projects
- Coordinate site teams and subcontractors
- Monitor productivity, progress and workmanship
- Address performance issues and minimise downtime
Materials & Procurement
- Forecast material requirements ahead of time
- Coordinate orders, deliveries, skips and plant
- Prevent projects stopping because materials haven’t been organised
- Control waste and unnecessary expenditure
Project Control
- Monitor labour, materials and subcontractor costs against budgets
- Identify and manage variations before additional work is undertaken
- Flag projects that are slipping on programme or profitability
- Maintain quality through regular inspections and progressive snagging
Clients & Communication
- Provide regular structured client updates
- Manage decisions, changes and expectations
- Raise problems alongside proposed solutions
Compliance & Documentation
- Coordinate Building Control inspections, certificates and required evidence
- Ensure important work isn’t covered before inspections/photos are completed
- Keep project information, drawings, photos and documentation organised within the CRM
Systems & Forward Planning
- Keep the CRM and project information accurate and current
- Help develop and enforce company SOPs
- Maintain visibility of future projects and realistic start dates
- Run a structured weekly operations review covering programme, labour, materials, costs, variations, compliance and blockers

The Outcome
The Director should be able to focus primarily on sales, pricing, key clients, finance, strategy and growth, rather than coordinating every person, material order and site issue.
The Operations Manager owns:
Planning → People → Procurement → Progress → Problems → Quality → Completion

Pay: £35,000.00-£55,000.00 per year
Work Location: In person
