Framespace Solutions Ltd is an Irish-owned offsite construction manufacturer based in Longford, specialising in the design, engineering, manufacture and installation of modular buildings using Light Gauge Steel (LGS) framing systems. Operating within the Modern Methods of Construction (MMC) sector, Framespace delivers residential, commercial and institutional projects through an integrated approach that combines design, manufacturing and on-site installation.
As the business continues to grow, we are expanding our commercial team and are recruiting across a number of Quantity Surveying and Estimating roles at all levels of experience.

The Roles
Our Quantity Surveyors are responsible for the commercial and contractual management of projects from tender through to final account – covering cost planning, procurement, contract administration, commercial reporting and financial performance.
Our Estimators lead the pricing and tender phase – preparing detailed cost estimates, Bills of Quantities, pricing schedules and cost models to support successful bid submissions.
The scope of responsibility, autonomy and project scale will reflect the seniority of the role.
Key Responsibilities
Estimator Roles
- Prepare detailed cost estimates, budgets, Bills of Quantities (BOQs) and pricing schedules for tender submissions.
- Analyse drawings, specifications and tender documents to identify scope, risks and pricing opportunities.
- Produce accurate cost models for labour, materials, subcontractors and manufacturing inputs.
- Obtain and evaluate quotations from suppliers and subcontractors.
- Support value engineering initiatives to improve cost efficiency and competitiveness.
- Maintain cost databases, historical cost data and benchmarking information.
- Liaise with design, engineering and production teams to ensure tender pricing reflects buildability and manufacturing capability.
- Assist with client pricing, tender clarifications and post-tender negotiations.
- Contribute to bid strategy and handover of successful tenders to the commercial team.
Quantity Surveyor Roles
- Take commercial ownership of projects from post-tender through to final account.
- Manage project budgets, valuations, forecasts and cost reporting.
- Monitor project cashflow, variations, commercial risks and margin performance.
- Prepare monthly commercial reports and margin analysis for senior management.
- Maintain accurate commercial records, cost files and audit trails.
- Administer client, supplier and subcontractor contracts.
- Manage variations, claims, extensions of time and contractual correspondence.
- Negotiate commercial matters while protecting the company's interests.
- Ensure compliance with relevant contract conditions and construction legislation.
- Prepare and agree interim and final accounts with clients and subcontractors.
- Procure subcontract packages, evaluate submissions and negotiate commercial terms.
- Develop supplier relationships, framework agreements and coordinate procurement with project and production programmes.
- Provide commercial advice and support to project, design and production teams.
Shared Across All Roles
- Participate in project meetings, commercial reviews and lessons-learned sessions.
- Build strong working relationships across finance, production, design and site teams.
- Contribute to the development and improvement of commercial systems, processes and templates.
- Support senior management with strategic commercial planning and new business opportunities.
Essential Requirements
- Degree (or working towards) in Quantity Surveying, Construction Economics or related.
- Post-qualification experience appropriate to level: Junior 0–3 yrs / Mid 3–5 yrs / Senior 5+ yrs.
- Knowledge of construction contracts (RIAI, JCT, NEC or FIDIC).
- Strong commercial awareness, cost management and Excel skills.
- Excellent communication and negotiation skills.
- Full Irish driving licence.
Desirable
- Chartered (SCSI/RICS) or working towards it; MMC/modular/offsite experience; ISO 9001; CostX, Cubit or Buildsoft.
